Operation and maintenance of 85110 Sq.ft. area of Globeop Financial Services Technologies, Airoli (East).
Manage daily repairs and maintenance operations.
Maintenance and Operations of UPS, Inverters and AHU’s for smooth operations of floors.
Maintenance and Operations cafeteria kitchen electrical equipment’s.
Maintenance and Operations of all electrical panels & Db’s.
Maintenance and Operations NOVEC and VESDA fire system.
Supervise and manage external AMC vendors for PPM of UPS,PAC, Ductable AC, Access control, Fire safety system.
Preparing daily and monthly maintenance reports such as mechanical, electrical, plumbing, carpentry, HVAC as well as BMS checklists, PPM schedules & Incident reports.
Maintaining records of all maintenance activities & keep service reports of all services.
Taking shutdown for annual or breakdown maintenance for Electrical rooms.
Vendor Management and follow up for pending activities.
Maintaining, monitoring and operating the various work permits for vendors.
Closely monitoring energy saving through new initiatives.
Follow up with vendors for site material procurement & quotations.
Maintaining History card of all electrical equipment’s.
Supervise the in-house Technical, Housekeeping, soft services, & security teams for smooth functioning of floor management.
Maintaining tax invoices of building HVAC, diesel & water.
Interface with various employees, Associate directors and provide them facility as required.
Proper coordination with medical services providers for any medical emergencies for first-aid, medicine and medical cab arrangement.
Responsible for various clients visits, events organizing.
Proper coordination for arrangements during Fire Evacuation Mock Drill activities.
Responsible for courier arrangement.
Energy conservation, implementation of best practices & monitors day to day power consumption.
Prepare and execute 52 weekly planned preventive maintenance scheduled like HVAC, UPS, BMS system, Fire system and Electrical panels.
Preparing MEP Checklists, electrical equipment history cards, AMC track records, Monthly and quarterly services of critical and non-critical equipment’s.
Support to the Transport coordinator and responsible for Employee home drop-offs.
Preparing monthly power consumption, diesel consumption & water consumption reports.
Responsible for proper reporting to the AFM.
Responsible for alternate arrangement cooling by giving such as coolers and fans.
