· Take complete ownership and day-to-day charge of the Sukra Enclave 25-villa development.
· Accountable for Time, Cost, Quality, Manpower, Materials, Contractors, Safety, Documentation, and Handover.
· Coordinate: Drawings → Planning → Procurement → Contractors → Labour → Execution → Quality → Measurement → Billing → Testing → Snagging → Handover.
· Manage Site Engineers, Supervisors, Contractors, Vendors, and Labour deployed at the project.
· Execute Workstream A: Completion of Existing 10 Villas (balance civil, waterproofing, electrical, plumbing, flooring/tiling, fabrication, windows/glazing, carpentry, painting, sanitary/CP fittings, electrical fixtures, external works, testing, snagging, rectification, cleaning, handover).
· Execute Workstream B: Construction of Remaining 15 Villas (setting out, excavation, foundation, RCC structure, masonry, electrical/plumbing concealed works, plastering, waterproofing, flooring, joinery, painting, services, external works, testing, snagging, handover).
· Maintain master construction programme, villa-wise programme, monthly programme, 3-week look-ahead schedule, weekly/daily targets, contractor-wise programme, manpower programme, material procurement schedule, and drawing requirement schedule.
· Prepare accurate and timely Project Progress Reports (PPR) showing villa-wise percentage completion, planned vs. actual progress, schedule variance, activities completed/in progress/next, manpower, materials, quality inspections, defects, safety observations, delays, recovery measures, and decisions required.
· Determine, mobilize, and monitor trade-wise manpower and labour contractors.
· Manage contractors (RCC/shuttering, reinforcement, masonry, plastering, waterproofing, electrical, plumbing, flooring, tiling, fabrication, aluminium/windows, carpentry, painting, landscaping, external development, specialist works).
· Handle material procurement planning, quantity calculation, vendor identification, quotations, technical/commercial comparison, indents, delivery follow-up, inspection, storage, consumption, and wastage control with a 3–4 week forward plan.
· Maintain cost & quantity control by monitoring executed quantities, checking contractor measurements, verifying bills, preventing rework, and recording variations.
· Implement Quality Management via Inspection & Test Plans / QC Checklists across all stages and maintain villa-wise quality documentation (material approvals/tests, concrete test reports, inspection requests, pressure/electrical test records, snag lists, certificates).
· Coordinate continuously with the Principal Architect / Design Team for drawings, RFIs, clashes, material approvals, and execution according to approved design.
· Responsible for site safety, PPE compliance, scaffolding, electrical safety, material stacking, housekeeping, worker discipline, labour quarters hygiene, protection of completed works, and accident reporting.
· Verify contractor measurements, running account bills, quantity/material reconciliations, variation statements, and final bills.
· Conduct daily morning planning and evening progress reviews with the site team.
· Report daily, weekly, and monthly to the Senior Project Manager – Projects & Construction

Nice-to-have Skills:
· Experience in Design & Build projects.
