ABOUT SINGHANIA BUILDCON
Singhania Buildcon Pvt. Ltd. is a leading real estate developer specializing in premium residential, commercial, and mixed-use township projects across major Indian cities. We are seeking an experienced Construction Head to lead project execution, ensure quality standards, manage contractor performance, and deliver projects on schedule within budget while maintaining the highest safety and compliance standards.
KEY RESPONSIBILITIES
1. Overall Project Execution & Planning (25%)
- Lead end-to-end project execution from foundation to handover across residential, commercial, and township projects.
- Develop and maintain master project schedules (using MS Project, Primavera, or similar tools); identify and mitigate schedule risks.
- Plan resource allocation (manpower, equipment, materials) to ensure optimal utilization and cost efficiency.
- Coordinate between design, procurement, site execution, and quality teams for seamless workflow.
- Conduct monthly management reviews and progress meetings with stakeholders, contractors, and consultants.
- Ensure project milestones are achieved on time and within budget; manage scope creep and change orders.
2. On-Site Construction Management (25%)
- Oversee daily site operations, work quality, productivity, and progress against plan.
- Supervise contractor performance — productivity, work quality, safety compliance, and contractual obligations.
- Conduct daily site meetings with contractors, MEP consultants, and site engineers; document decisions and action items.
- Manage site security, access control, visitor management, and inventory (materials, equipment, site facilities).
- Ensure smooth coordination between civil, MEP (mechanical, electrical, plumbing), and finishing works contractors.
- Address on-site challenges — productivity gaps, material delays, rework — through problem-solving and stakeholder coordination.
3. Quality Assurance & Compliance (20%)
- Establish and maintain quality standards aligned with architectural specifications and buyer expectations.
- Conduct quality audits — structural, MEP, finishes — against approved drawings and standards.
- Manage defect tracking and closure (pre-handover punch-list); ensure timely rectification.
- Ensure RERA Act 2016 compliance in project execution, documentation, and buyer communication.
- Maintain Building Bye-laws and municipal compliance; coordinate with municipal authorities and third-party agencies (lift, fire safety, electrical, water).
- Coordinate third-party inspections (structural, electrical safety, lift safety, fire safety) and obtain necessary approvals.
4. Safety, Health & Environmental Management (10%)
- Establish and enforce comprehensive site safety protocols; conduct safety inductions and toolbox talks.
- Maintain zero-accident culture; conduct monthly safety audits and hazard assessments.
- Ensure worker welfare — accommodation, food, medical facilities, statutory compliance (ESIC, PF, labour laws).
- Manage environmental compliance — waste management, dust control, noise management, water conservation.
- Maintain safety documentation — incident reports, near-miss logs, inspection records — for audit and compliance.
5. Contractor Management & Cost Control (12%)
- Manage multiple contractors and subcontractors; ensure contractual compliance and performance accountability.
- Monitor project expenditure against approved budgets; identify cost overruns and implement corrective actions.
- Process contractor payments and claims based on certified measurements and contractual terms.
- Negotiate and manage contract variations with proper documentation and approvals.
- Maintain contractor performance scorecards for rating and future engagement decisions.
6. Handover & Post-Construction Support (8%)
- Prepare comprehensive handover documentation — as-built drawings, O&M manuals, warranty documents, testing reports.
- Conduct final pre-handover walk-through with architect and consultants; prepare punch-list for defect rectification.
- Execute defect liability period management; address warranty claims and post-handover defects.
- Coordinate with buyer care team for smooth customer handover and support.
WHAT WE'RE LOOKING FOR
Must-Haves
- 8–12 years of hands-on experience in construction project execution in real estate / large infrastructure projects.
- Proven track record of successfully executing minimum 3 large projects (1,000+ units or ₹200+ crores value) as site/project lead.
- Strong technical knowledge of construction methods — high-rise residential, structural systems, MEP coordination, finishes.
- Proficiency in MS Project, Primavera (or similar), MS Excel, and AutoCAD for schedule management and coordination.
- Experience managing multiple contractors simultaneously; negotiation and conflict resolution skills.
- Deep understanding of RERA Act 2016 and real estate project compliance requirements.
- Knowledge of building bye-laws, municipal approval processes, and statutory compliance.
- B.E./B.Tech in Civil Engineering or Diploma in Civil Engineering.
- Excellent communication, leadership, and decision-making abilities.
Bonus Points
- MBA in Project Management or Construction Management from a reputed institution.
- B.E .Civil Or B.Tech
- Experience with real estate ERP systems (SAP, Tally, RERA-specific software).
- Familiarity with BIM (Building Information Modeling) tools and practices.
- Project Management Professional (PMP) or equivalent certification.
- Experience with large township developments or mixed-use projects.
- Background in project finance, cost control, and value engineering.
- Experience managing international projects or global team coordination.
