Role Summary
You will own the full cycle from prospecting to deal close for managed office transactions.
This is an origination-first role: you will identify and engage new occupier prospects, qualify
their requirements, manage shortlisting and site visits, and negotiate commercial terms to
close.
What You Will Do
Business Development & Origination
Build and maintain a live pipeline of occupier prospects across target segments
enterprises looking for managed/flex office space in Pune
Execute structured cold outreach
Leverage market signals to time outreach intelligently.
Transaction Advisory & Deal Execution
Conduct requirements discovery calls to scope seat count, location preference,
budget, timeline, and fit-out needs.
Prepare shortlists and comparative analyses across managed office operators
Coordinate and lead site visits, operator presentations, and commercial negotiations
on behalf of occupier clients.
Drive deals from LOI/MOU through to signed agreement, coordinating with operators
on documentation, fit-out scope, and onboarding timelines.
Maintain accurate deal tracking, across the BD pipeline.What We're Looking For
Experience
3–5 years in commercial office leasing, tenant representation, or corporate real
estate advisory, or a managed office operator's leasing team.
Demonstrable track record of closing office leasing or managed space transactions
Prior exposure to GCC, IT/ITES, or startup occupier segments is a strong advantage.
Familiarity with managed/flex office operators,
Skills
Confident at cold outreach and relationship-building with senior corporate
decision-makers.
Able to translate an occupier's business context into a coherent real estate brief.
Comfortable preparing and presenting option shortlists, comparative cost models,
and market summaries.
Proficiency with CRM or BD tracking tools
Strong negotiation skills
Ownership-oriented: you treat your pipeline as your own business.
Compensation
Fixed base + performance-linked variable tied to brokerage fees earned. The variable
component is uncapped. Details discussed based on candidate experience and market
benchmarks.
Pay: From ₹600,000.00 per year
