Qualification:
- Bachelor of Laws (Mandatory)
- Enrollment with Bar Council preferred
Experience:
- Minimum 10+ years of experience in land procurement, legal due diligence, and liaisoning
- Experience in real estate, infrastructure, renewable energy, or industrial projects preferred
Role Overview
We are looking for an experienced Legal & Liaisoning Executive to manage the legal and coordination aspects of land procurement. The role involves ensuring clear land titles, legal compliance, and timely acquisition through effective liaisoning with government authorities and stakeholders.
Key Responsibilities
Legal Responsibilities:
- Conduct title verification and due diligence of land parcels
- Examine land records, ownership history, and encumbrance certificates
- Draft, review, and negotiate:
- Sale Deeds
- Agreements to Sell
- Lease Deeds
- MoUs and other legal documents
Ensure compliance with:
- State land laws
- Zoning and land-use regulations
- Registration and stamp duty requirements
- Identify legal risks and provide mitigation strategies
- Coordinate with external legal advisors when needed
Liaisoning Responsibilities:
- Liaise with government authorities, including:
- Revenue Department
- Sub-Registrar Office
- Municipal / Local Bodies
- Obtain necessary approvals and clearances:
- Land conversion (Agricultural to Non-Agricultural)
- Layout approvals
- NOCs from relevant departments
- Follow up on file movement and approvals to ensure timelines
- Build and maintain relationships with:
- Landowners
- Local agents/brokers
- Government officials
- Resolve on-ground issues impacting land acquisition
Documentation & Coordination:
- Maintain proper records of all legal documents and approvals
- Prepare status reports on land acquisition progress
- Coordinate with internal teams (projects, finance, management)
- Ensure compliance with internal policies and legal standards
Key Skills & Competencies
- Strong knowledge of Indian property and land laws
- Excellent liaisoning, negotiation, and communication skills
- Proven experience in government approvals and compliance processes
- Ability to manage multiple transactions simultaneously
- Strong analytical and problem-solving skills
- High attention to detail in documentation
Preferred Attributes
- Familiarity with local land regulations and procedures
- Strong network with local authorities
- Willingness to travel for site visits and government coordination
- Knowledge of local language(s) is an advantage
- Experience in land title search report in Andhra Pradesh, Karnataka and Telangana
