JD for Project Head – Real Estate (Multiple Projects)

Job Purpose:
To lead and oversee the planning, execution, and delivery of multiple real estate projects simultaneously, ensuring adherence to design, quality, cost, and time objectives. The Project Head acts as the central authority coordinating across sites, teams, consultants, and management for successful completion of all developments.
Key Responsibilities:
1. Strategic Planning & Project Governance
- Develop and implement project execution strategies for all ongoing and upcoming projects.
- Prepare and monitor consolidated project schedules, budgets, and resource plans.
- Establish standardized systems and processes for project management, quality, and reporting across sites.
- Review progress and performance of each project on a weekly and monthly basis.
2. Multi-Project Supervision
- Supervise and guide individual Project Managers/Site Heads to ensure progress aligns with master plans.
- Identify risks, delays, or cost escalations early and implement corrective actions.
- Review contractor and consultant performance across all sites and recommend improvements or alternatives.
- Ensure standardization of construction practices and quality benchmarks across projects.
3. Coordination with Internal & External Stakeholders
- Work closely with Architecture, Design, Procurement, Contracts, Finance, Legal, and Sales teams.
- Coordinate with external stakeholders including architects, consultants, contractors, and vendors.
- Liaise with statutory authorities for project approvals, compliance, and occupancy certifications.
- Represent the Projects Department in management review meetings.
4. Cost & Quality Control
- Monitor and control project budgets; track cost deviations and ensure adherence to approved estimates.
- Certify project cost statements, contractor bills, and material approvals.
- Ensure strict implementation of quality control systems and technical audits.
- Drive initiatives to minimize wastage and optimize resource utilization.
5. Safety, Compliance & Sustainability
- Ensure all projects comply with statutory regulations, RERA norms, and EHS (Environment, Health & Safety) standards.
- Conduct safety audits and enforce site safety culture across all projects.
- Promote sustainable construction practices and efficient site management systems.
6. Leadership & Team Development
- Lead, mentor, and evaluate project teams and site engineers across multiple locations.
- Build a strong culture of accountability, teamwork, and result orientation.
- Identify and develop future project leaders within the team.
7. Reporting & MIS
- Maintain consolidated dashboards for project progress, cost, and quality.
- Provide monthly and quarterly reports to senior management with variance analysis.
- Present key highlights, risks, and strategic recommendations for decision-making.
8. Handover & Post-Completion
- Ensure coordinated handover of completed projects to CRM/Sales teams.
- Oversee statutory closures, OC/CC acquisition, and final documentation.
- Review post-completion feedback to improve future project planning.
Qualifications & Experience:
- Education: B.E. / B.Tech (Civil Engineering) – M.Tech / MBA (Project Management) preferred.
- Experience: Minimum 20+ years in Real Estate or Construction Industry, with at least 5–8 years leading multiple large-scale projects.
- Domain Expertise:
- Residential, Commercial, and Mixed-use Developments.
- Project Planning (Primavera/MS Project), Budgeting & Execution.
- Vendor Management, Cost Optimization & Contract Administration.
- Regulatory Liaisoning (RERA, Municipal, Environmental, Fire, etc.).
