We are looking for a reliable, experienced, practical, and responsible individual to look after office, residential, and other properties at different locations in Srinagar.
This is a hands-on property and maintenance role. The person should be comfortable handling both routine day-to-day duties and more demanding property-related work. The work may include cleanliness and upkeep, checking properties, arranging repairs, dealing with maintenance problems, assisting during construction or renovation work, obtaining materials, following up with workers and service providers, and attending to urgent issues whenever required.
The successful candidate should be willing to personally attend to smaller tasks where practical rather than treating every matter as somebody else's responsibility.
Key Responsibilities
- Regularly visit and check office, residential, and other properties at different locations.
- Help ensure properties remain clean, organised, secure, functional, and properly maintained.
- Attend to routine property upkeep and basic day-to-day requirements.
- Carry out or assist with basic practical tasks, minor repairs, cleaning, shifting or arranging items, checking utilities, and other general property work when required.
- Identify problems relating to plumbing, electricity, drainage, water supply, locks, doors, furniture, appliances, walls, roofs, or other property facilities.
- Arrange and follow up on repairs and maintenance with plumbers, electricians, carpenters, painters, masons, technicians, labourers, and other workers.
- Remain present at sites when repair, construction, renovation, installation, or maintenance work is taking place when required.
- Check whether assigned work has been completed properly and report any unfinished or poor-quality work.
- Purchase, collect, transport, or arrange maintenance materials, hardware, tools, construction items, household supplies, or other required items when authorised.
- Assist with movement of materials, equipment, furniture, or other property items whenever reasonably required.
- Handle routine housekeeping requirements and be willing to assist personally where immediate attention is needed.
- Check locks, gates, lights, water supply, electrical points, CCTV, appliances, equipment, and other property facilities.
- Attend to issues such as leakage, blockage, breakdowns, damage, cleanliness problems, access issues, or other unexpected property matters.
- Coordinate with tenants, neighbours, workers, contractors, vendors, utility providers, and other persons regarding routine property matters.
- Visit government offices, municipal offices, banks, utility providers, shops, contractors, or other organisations for basic property-related follow-up or submission/collection of documents when required.
- Assist with electricity, water, property documents, repair permissions, construction requirements, bills, receipts, and related follow-ups.
- Maintain basic records of work completed, expenses, purchases, bills, materials, and pending requirements.
- Take photographs/videos and provide updates regarding property condition or work in progress when required.
- Be available to handle urgent, inconvenient, outdoor, or physically demanding property-related work when circumstances require it.
- Perform other reasonable property, maintenance, household, office-support, or site-related duties connected with the role.
Pay: ₹10,000.00 - ₹25,000.00 per month
