Job Summary
The Land Acquisition & Legal Manager will be responsible for identifying suitable land parcels, conducting legal due diligence, managing property documentation, coordinating registrations, obtaining statutory approvals, and handling all legal aspects related to land acquisition and real estate development projects.
Key Responsibilities
- Identify and evaluate land parcels suitable for residential development.
- Conduct comprehensive title due diligence and verify ownership, encumbrances, and legal history of properties.
- Review and validate all property-related documents, including Parent Documents, Sale Deeds, Encumbrance Certificates (EC), Patta, Chitta, Field Measurement Book (FMB), Layout Approvals (CMDA/DTCP), and Revenue Records.
- Coordinate land acquisition activities, including negotiations with landowners, brokers, and stakeholders.
- Draft, review, and vet legal agreements, including Sale Agreements, Sale Deeds, Joint Development Agreements (JDA), Memorandum of Understanding (MoU), Power of Attorney (POA), and Lease Agreements.
- Liaise with Sub-Registrar Offices, Revenue Departments, CMDA, DTCP, Local Panchayats, Municipal Corporations, and other government authorities for approvals and registrations.
- Coordinate with surveyors and engineering teams for land surveys and boundary verification.
- Ensure all land acquisitions comply with applicable laws, regulations, and company policies.
- Handle legal notices, disputes, litigation matters, and coordinate with external advocates when required.
- Maintain proper records of all legal documents, approvals, and acquisition files.
- Advise management on legal risks associated with land purchases and development projects.
- Stay updated on changes in land laws, RERA regulations, and government policies affecting real estate development.
Required Qualifications
- Bachelor's Degree in Law (LLB) is mandatory.
- LLM or specialization in Property Law will be an added advantage.
- Minimum 7 years of experience in land acquisition and property legal matters, preferably in the construction or real estate industry.
- Strong knowledge of Tamil Nadu land laws, registration procedures, and property documentation.
- Experience in handling residential layout approvals and legal compliance.
- Proficiency in Microsoft Office.
Skills & Competencies
- Expertise in land acquisition and property title verification.
- Strong knowledge of legal due diligence and property documentation.
- Experience in drafting and reviewing legal agreements and contracts.
- Sound understanding of Tamil Nadu land laws, RERA regulations, and statutory compliance.
- Ability to liaise effectively with government authorities and regulatory bodies.
- Strong negotiation and stakeholder management skills.
- Experience in handling litigation coordination and legal risk assessment.
- Excellent analytical, problem-solving, and decision-making abilities.
- Strong communication, documentation, and interpersonal skills.
- Ability to manage multiple projects and work under deadlines.
- Fluency in Tamil and English.
