We are hiring one all-round Senior SEO professional to work on a single US client account. The client is a premium real estate brokerage based in Denver.
This is an established brand, not a startup site. They already rank really well for their primary keywords. They already get media coverage. They already have authority. The foundation work is done and it is working.
What we need now is the next push. Going from "ranking well" to "owning the category." That means depth of content, dominance in AI search, and the kind of authority-building that competitors cannot copy in six months. It is a growth job on top of a strong base, which is a much better position to work from and a much more interesting problem to solve.
One account. One focus. You go deep instead of spreading thin across ten clients.
What you will actually do
1. Content — you will lead this
This is the biggest part of the role and where most of your time goes.
You own the content strategy for this client. Not executing someone else's brief. You decide what gets written, in what order, and why.
- Own the full content strategy end to end. Roadmap, priorities, topic selection
- Build topic clusters and content maps. Pillar and spoke structure, not one-off posts
- Create detailed outlines before writing. Structure, angle, sections, sources, target queries
- Do real research. Government sites, industry publications, legal documents, market data, expert sources. Not a summary of the top 5 Google results
- Write publish-ready evergreen guides for a US audience
- Know what it actually takes to rank in Google and get cited in AI search, and build content that does both
- Refresh and expand existing content that is decaying
- Identify content gaps against competitors and against what the audience is actually asking
2. Technical SEO
- Regular full-site crawls using Screaming Frog. Configure it properly, do not just hit start
- Monitor Google Search Console daily. Coverage, indexing, manual actions, enhancements
- Diagnose and fix indexing issues. Know the difference between crawled-not-indexed and discovered-not-indexed and what each one means
- Manage robots.txt, XML sitemaps, canonicals, redirects, hreflang if needed
- Core Web Vitals. LCP, INP, CLS. Work from field data, not just Lighthouse scores
- Structured data implementation and validation
3. On-page SEO
- Title tags, meta descriptions, heading structure across the site
- Match every page to real search intent by studying what currently ranks
- Internal linking strategy. Descriptive anchors, hub and spoke, fix orphan pages
- Identify and resolve keyword cannibalisation
- Keyword research and mapping for new content
- Optimise for featured snippets and other SERP features
4. AI search and GEO
- Track how the brand appears in ChatGPT, Perplexity, Google AI Overviews and AI Mode
- Build baseline visibility measurement and report on it monthly
- Structure content so it can be extracted and cited
- Test, measure, and tell me what actually moves the needle. This space is full of noise and I want someone who separates signal from it
5. Link building and digital PR
- Outreach for editorial links. Real relationships, real pitches
- Niche edits, listicles, resource page placements
- Digital PR. Build newsworthy assets and pitch them properly
- Journalist sourcing through Connectively, Qwoted, Featured and similar
- Sponsorship and partnership opportunities
- Identify unlinked brand mentions and convert them
- Competitor backlink analysis
To be clear: quality only. No PBNs, no link farms, no bulk guest post networks, no paid link schemes. If you cannot explain exactly how a link was earned, we do not want it.
6. YouTube and podcast
- The client publishes a podcast regularly and posts video on YouTube
- Video SEO. Titles, descriptions, tags, thumbnails, chapters
- Transcripts and turning episodes into written content
- Clip strategy for short-form distribution
- Embed and distribute video across the site where it helps
- Optimise the channel itself, not just individual uploads
7. Advisory areas (input, not execution)
- Paid ads. A separate person runs Google and Meta. You review, spot gaps, and suggest improvements. Retargeting ideas especially
- Website design and conversion. The site needs work on conversion. I want your eye on layout, CTAs, trust signals and page structure
- Social media. The client posts their own. Suggestions welcome
- Email newsletter. Same. They run it, we can improve it
What we need from you:
- 5+ years hands-on SEO. Agency background is a plus because you will be juggling areas
- Strong written English. This is not negotiable. You will be writing content that publishes under a US brand
- Genuine technical SEO ability. You will be tested on real data, not trivia
- You must be very good with AI tools. Claude, ChatGPT, Perplexity, Gemini, whatever you prefer. I use them daily and I expect you to. This means real skill: writing proper prompts, building repeatable workflows, using AI for research, analysis, outlines, data work and QA. Not "I paste a topic and copy the output." AI should make you three times faster, not replace your thinking. I will ask how you actually use these tools day to day
- Working knowledge of GA4, GSC, and at least one of Ahrefs or Semrush
- Curiosity about AI search. You do not need to be an expert, you need to already be experimenting
- Clear, proactive written communication
- Experience in the real estate niche. Residential, commercial, land, luxury, any of it. Understanding how property buyers search and what they need to know is a significant head start here
What will not work here
- Someone who needs a daily task list to function
- Someone who outsources their writing to AI and hopes nobody notices. AI-assisted is fine and expected. AI-generated and unedited is not
- Someone looking for a second job on the side
- Someone who inflates results. I will ask exactly what you changed and what the baseline was
Why work with me
I have been doing this for 15+ years and I know what it is like to work under bad management, because I have.
Here is what I am offering instead.
You will not be micromanaged. I do not track hours, take screenshots, or ask what you did between 2 and 4pm. I care about output. If you do great work in 5 hours, that is your business.
You set your own hours. No fixed shift, no US timezone requirement. Work early, work late, work around your family. As long as deadlines are met and you are reachable within reasonable time, the schedule is yours.
This is a long-term role, not a project. I am not hiring for six months. I want someone who is still here in three to five years. If you are good, you will never have to look for work or worry about the account drying up.
There is a clear path to SEO Manager. As the client base grows, the person in this seat is the first choice to step up: leading strategy across accounts, owning client relationships directly, and eventually managing other people.
I am easy to work with and I support my people. If you are stuck, ask. If you do not know something, say so. I would far rather you tell me you need help than quietly deliver something broken. Nobody gets punished for not knowing.
Paid properly and paid on time. Every month, no delays, no excuses, no chasing me for it.
Direct, honest communication. No corporate politics, no performance theatre, no pretending. If something is not working I will tell you plainly and we will fix it. Same expectation in return.
