Technical Manager
Property and Asset Management
What this job involves
You will be in charge of the entire bouquet of Property Management Services provided at the site. Your role will be to ensure smooth operations at the facility/site by enhancing efficiency using innovation and technology. Your role will encompass and not be limited to:
Reporting To: Estate Manager / Facility Head / Property Manager
Job Purpose:
The Technical Manager is responsible for planning, operating, and maintaining all technical and engineering aspects of the property. This includes MEP systems, infrastructure, statutory compliance, vendor management, energy optimization, and ensuring safe, efficient, and uninterrupted building operations. Comply to all client commitment to the occupants. Always Ensure topmost Quality and Safety standards. To a line with company goals and stabilize site operations.
Key Responsibilities
1. Technical Operations & Maintenance
Oversee operation and maintenance of MEP systems:
Electrical systems (HT/LT panels, transformers, DG sets, UPS)
HVAC systems (chillers, AHUs, VRFs, cooling towers)
Plumbing, water supply, drainage, STP/WTP
Fire detection & suppression systems
Lifts, BMS, access control, CCTV
Ensure preventive and breakdown maintenance as per AMC and OEM guidelines
Prepare and implement PPM schedules and standard operating procedures (SOPs)
2. Statutory Compliance & Safety
Ensure compliance with local authorities and statutory bodies, including:
Electrical Inspectorate - CEIG
Fire Department
Pollution Control Board
Lift Inspector
Manage audits, renewals, and certifications
Ensure adherence to EHS norms, fire safety, and emergency preparedness plans
3. Vendor & Contract Management
Manage AMCs, service contracts, and third‑party vendors
Review scope of work, SLAs, KPIs, and service quality
Certify vendor bills after technical verification
Coordinate with OEMs and specialist consultants when required
4. Project Management & Fit‑Out Support
Support interior fit‑outs, minor capex works, and refurbishments
Review drawings, technical submittals, method statements, and BOQs
Conduct site inspections and ensure work is executed as per standards
Coordinate handover and snag‑closure
5. Budgeting & Cost Control
Assist in preparing annual operating and capex budgets
Monitor utility consumption (electricity, water, fuel)
Implement energy‑saving and cost‑optimization initiatives
Track maintenance costs and recommend improvements
6. Stakeholder & Tenant Coordination
Act as the primary technical point of contact for tenants/occupants
Address and resolve technical complaints within SLA
Coordinate shutdowns, maintenance schedules, and emergency repairs
7. Documentation & Reporting
Maintain technical logs, asset registers, drawings, and manuals
Prepare daily, weekly, and monthly technical reports
Update compliance records and maintenance histories
8. Key Skills & Competencies
Technical Skills
Strong knowledge of MEP systems and building services
Understanding of statutory and safety regulations
Familiarity with BMS, energy management systems, and utilities
Ability to read and interpret drawings and specifications
Prepare MMR & Review DMR’s.

Qualifications
B.E. / B.Tech / Diploma in Mechanical, Electrical,
Relevant certifications in fire safety, energy management, or facilities management are an advantage
Experience
8–12 years of experience in property / facilities / technical management
Prior exposure to commercial buildings, IT parks, malls, or large residential complexes preferred
Experience managing teams and multiple service vendors
Experience in hotels, commercial buildings, malls, or residential property management
Knowledge of CCTV, BMS, IMS, 5S, IGBC, Kaizen, Wired score, BSC & Property management systems
Lead audits in terms of technology and safety
Working Conditions
Site‑based role
May require availability during emergencies, shutdowns, and critical maintenance
Rotational shifts or on‑call support as required, as per site conditions
