Job Summary
We are looking for an experienced and result-oriented Construction Project Manager to take complete responsibility for the planning, coordination, execution, monitoring, and timely completion of construction projects.
The candidate will be responsible for managing the project from pre-construction planning through execution and completion, while ensuring that the work is delivered within the approved timeline, budget, quality standards, and specifications.
The role requires strong experience in construction planning, project execution, BOQ, estimation, tendering, contractor management, billing, quality control, design coordination, and project reporting.
Key Responsibilities
1. Project Planning & Management
- Take overall responsibility for planning and execution of construction projects.
- Prepare project execution plans, schedules, milestones, and timelines.
- Develop and monitor project activity schedules and ensure timely completion.
- Track project progress against planned timelines and identify delays or risks.
- Plan manpower, materials, equipment, and other project requirements.
- Ensure proper coordination between all project teams and stakeholders.
2. Construction Execution
- Supervise and monitor overall construction activities at the project site.
- Ensure execution is carried out as per approved drawings, specifications, and project requirements.
- Coordinate civil, structural, finishing, interior, electrical, plumbing, and MEP works.
- Monitor site productivity and ensure efficient utilization of manpower and resources.
- Resolve day-to-day construction and site-related issues.
3. Design & Drawing Coordination
- Coordinate with architects, structural consultants, MEP consultants, and other design professionals.
- Review architectural, structural, and MEP drawings before execution.
- Ensure the latest approved drawings are being followed at site.
- Identify design discrepancies and coordinate with consultants for timely resolution.
- Coordinate design changes and ensure proper implementation at site.
4. BOQ, Estimation & Tendering
- Prepare and review BOQs, quantity estimates, rate analysis, and project cost estimates.
- Review contractor and vendor quotations.
- Coordinate the tendering process and prepare comparative statements.
- Evaluate contractors based on technical capabilities, rates, quality, and timelines.
- Assist in finalizing contractors and vendors.
- Monitor project costs against the approved budget.
5. Contractor & Vendor Management
- Manage and coordinate contractors, subcontractors, vendors, consultants, and suppliers.
- Monitor contractor performance, manpower deployment, productivity, and quality.
- Ensure contractors complete work within agreed timelines and specifications.
- Coordinate material procurement and ensure timely availability at site.
- Address contractor-related issues and ensure timely resolution.
6. Quality Control
- Ensure construction work meets approved quality standards and specifications.
- Conduct regular site inspections and quality checks.
- Ensure proper construction methods and approved materials are used.
- Identify defects and ensure corrective measures are implemented.
- Coordinate with the quality team and consultants for inspections and approvals.
- Maintain proper quality and inspection records.
7. Billing & Commercial Management
- Review contractor measurements and work quantities executed at site.
- Verify and certify contractor bills based on actual work completed.
- Coordinate with the accounts/commercial team for billing and payments.
- Monitor variations, additional works, and deviations from the approved BOQ.
- Maintain control over project costs and identify opportunities for cost optimization.
8. Project Monitoring & Reporting
- Conduct regular project review meetings with site teams, contractors, consultants, and management.
- Prepare and submit daily, weekly, and monthly project progress reports.
- Track project milestones, budget, quality, manpower, materials, and overall progress.
- Highlight delays, risks, cost variations, and critical issues to management.
- Develop and implement corrective action plans wherever required.
9. Safety & Compliance
- Ensure compliance with applicable construction safety standards and company policies.
- Coordinate with the safety team to maintain a safe working environment.
- Ensure proper PPE and safe working practices are followed at the project site.
- Ensure required permissions, approvals, and statutory requirements are complied with.
10. Project Handover & Closure
- Ensure all construction and finishing works are completed as per project requirements.
- Coordinate snagging and rectification activities.
- Ensure completion of testing, inspections, and required approvals.
- Coordinate final measurements, documentation, and contractor closure.
- Support final project handover to the client/management.
Required Skills & Competencies
- Strong knowledge of construction planning and project execution.
- Excellent understanding of BOQ, estimation, tendering, rate analysis, and billing.
- Strong knowledge of civil construction, finishing, and building services.
- Ability to read and interpret architectural, structural, and MEP drawings.
- Strong contractor, consultant, and vendor management skills.
- Good understanding of construction quality standards and practices.
- Strong project planning, monitoring, and problem-solving abilities.
- Good knowledge of MS Excel, AutoCAD, and project management software/tools.
- Strong communication, negotiation, and leadership skills.
- Ability to manage multiple activities and teams simultaneously.
- Strong decision-making and coordination skills.
Preferred Experience
- 7–10 years of relevant experience in construction/project management.
- Experience in real estate, residential, commercial, hospitality, or large-scale construction projects will be preferred.
- Candidates with strong experience in handling projects from planning to completion will be given preference.
