Role Summary
We are an SM REIT firm focused on acquiring high-quality, yield-accretive commercial assets for listing under an SM
REIT structure.
This role will be responsible for asset origination, relationship-led sourcing, market intelligence, and creating
transaction pipelines across India. The candidate will operate as the firm’s front-line investment representative with
developers, IPCs, fund managers, family offices, and large corporate owners.
Key Responsibilities
1. Asset Origination + Management & Pipeline creation
- Identify and source Grade A / institutional quality commercial office assets suitable for SM REIT listing.
- Analyse capital values and recent market transactions to benchmark pricing and identify pipeline
opportunities.
- Maintain direct relationships with: Developers (large and mid-cap), IPC Capital Markets teams, corporate
landlords, Wealth managers & family offices
- Generate proprietary and off-market deal flow through proactive relationship building and targeted asset
outreach.
2. Market Mapping & Intelligence
- Lead micro-market mapping across Mumbai, Pune, Bangalore, NCR, Hyderabad, Chennai (or other key cities)
- Track: Vacancy levels, Lease tenures, tenant profile quality, Weighted average lease expiry (WALE), Embedded
rental reversions
- Maintain a real-time asset database of potential acquisitions.
3. Strategic Representation
- Represent the REIT platform in industry forums.
- Build IPC and institutional networks.
- Position the firm as the preferred buyer for stabilised income-generating assets.
- Represent the REIT platform in industry webinars and develop strategic presentation content.
Candidate Profile
- Experience: 8–12+ years in: Capital Markets / Investment Sales, Developer commercial sales, Institutional
leasing, REIT / fund acquisitions
- Strong exposure to IPC environments or large developer corporate teams
- Currently / previously with: IPC Capital Markets teams, Institutional real estate funds,

- Market intelligence depth
- Relationship capital in commercial real estate
- Strong understanding of Yield metrics, Cap rates, Rental benchmarking, Lease structuring,
