Deputy Project Manager in residential construction supports the Project Manager by overseeing daily site operations, managing subcontractor schedules, ensuring adherence to quality and safety standards, and tracking project costs. They bridge the gap between technical site activities and administrative reporting, handling material procurement, and ensuring projects are completed on time and within budget.
Key Responsibilities:
- Project Planning & Monitoring: Development of detailed project schedules, tracking physical progress, and identifying "early warning" issues to mitigate schedule slippage.
- Site Management: Overseeing construction activities to ensure compliance with building plans, quality standards, and safety regulations.
- Coordination: Acting as the liaison between subcontractors, consultants, clients, and internal teams.
- Cost Control & Reporting: Preparing progress reports, reviewing subcontractor invoicing, and assisting in managing the project budget.
- Resource Management: Ensuring the timely availability of materials, equipment, and labor, coordinating the "4 M's" (Men, Materials, Money, Methods).
Required Qualifications & Skills:
- Education: Bachelor's degree in Civil Engineering, Construction Management, or a related field.
- Experience: Previous experience as a construction engineer, site in-charge, or similar role (often 10+ years, with experience in high-rise or large-scale residential projects).
- Technical Skills: Proficiency in reading blueprints, AutoCAD, and scheduling software like MS Project.
- Leadership: Strong team management, communication, and conflict-resolution skills.
