About the Role
GS Shetty Realtors and Developers Private Limited is seeking an experienced Civil Property Lawyer to manage title due diligence, property documentation, and legal compliance for our real estate development and redevelopment projects in Mumbai.
The ideal candidate should possess extensive experience in examining property titles, conducting legal due diligence, drafting agreements, and coordinating with government authorities.
Key Responsibilities
- Conduct comprehensive title verification and legal due diligence of land and property.
- Examine ownership documents, title deeds, property cards, CTS records, survey records, mutation entries, and revenue documents.
- Verify development rights, conveyance deeds, leases, agreements, and chain of title.
- Identify legal risks, encumbrances, litigations, mortgages, and compliance issues affecting properties.
- Prepare detailed Title Search Reports (TSR) and Title Due Diligence Reports.
- Draft, review, and vet legal documents including:
- Development Agreements
- Joint Development Agreements (JDA)
- Sale Deeds
- Conveyance Deeds
- Leave & License Agreements
- Lease Agreements
- Memorandum of Understanding (MoU)
- Power of Attorney
- Indemnity Bonds
- Affidavits
- Declarations and Undertakings
- Coordinate with advocates, solicitors, government authorities, and regulatory bodies for legal documentation.
- Liaise with Sub-Registrar Offices, City Survey Office, Revenue Department, Municipal Corporation, SRA, MHADA, and other statutory authorities.
- Provide legal opinions on acquisition, redevelopment, SRA, redevelopment, and commercial projects.
- Support litigation strategy by coordinating with panel advocates whenever required.
- Ensure compliance with applicable property laws and regulations.
Required Qualifications
- LL.B. (Mandatory)
- LL.M. will be an added advantage.
- Enrolment with the Bar Council of India.
Experience
- Minimum 7 years of experience in civil and property law.
- Prior experience with real estate developers, law firms, or title investigation is preferred.
- Strong knowledge of Mumbai property laws, redevelopment, SRA, MHADA, and municipal approvals.
