Property Manager

Job Summary
T.A.S.HOSPITALITY is looking for a dedicated, responsible, and guest-focused Property Manager to oversee the day-to-day operations of our premium guesthouse and serviced apartments.
The Property Manager will be responsible for ensuring smooth operations, exceptional guest experiences, staff supervision, property maintenance, revenue optimization, and maintaining the highest standards of cleanliness and hospitality.
This is a hands-on role requiring strong leadership, communication, problem-solving, and hospitality management skills.
Key Responsibilities
1. Property Operations
- Manage the complete day-to-day operations of the property.
- Ensure smooth check-ins and check-outs.
- Supervise housekeeping and maintenance staff.
- Ensure rooms are cleaned and prepared before guest arrival.
- Monitor inventory of housekeeping and guest supplies.
- Ensure all facilities remain operational and well maintained.
2. Guest Experience
- Welcome guests professionally.
- Handle guest requests promptly.
- Resolve complaints efficiently.
- Maintain excellent guest satisfaction scores.
- Assist guests with local information and recommendations.
- Ensure a premium hospitality experience throughout the stay.
5. Revenue Management
- Monitor occupancy.
- Suggest dynamic pricing based on demand.
- Maximize room revenue.
- Promote room upgrades.
- Encourage direct bookings.
- Maintain daily revenue reports.
6. Housekeeping Management
- Prepare housekeeping schedules.
- Inspect rooms before guest check-in.
- Ensure linen quality.
- Monitor laundry.
- Maintain cleanliness of:
- Rooms
- Corridors
- Reception
- Common Areas
- Staircase
- Parking
- Outdoor Areas
7. Food & Beverage Coordination
Coordinate with the cook, meal services including:
- Breakfast
- Lunch
- Dinner
- Tea/Coffee Requests
Responsibilities include:
- Guest meal planning
- Kitchen coordination
- Food quality monitoring
- Timely service
8. Staff Management
Manage:
- Housekeeping Staff
- Kitchen Staff
- Security (if applicable)
- Maintenance Personnel
Responsibilities:
- Duty roster
- Attendance
- Performance monitoring
- Staff discipline
- Daily briefing
- Training new employees
9. Property Maintenance
Conduct regular inspections of:
- Electrical systems
- Plumbing
- Furniture
- Air Conditioners
- Water Supply
- Internet
- CCTV
- Lighting
- Bathroom fittings
Coordinate repairs immediately.
10. Vendor Management
Coordinate with vendors for:
- Laundry
- Groceries
- Maintenance
- Plumbing
- Electrical
- Pest Control
- Water Supply
- Internet Provider
11. Inventory Management
Maintain inventory of:
- Linen
- Towels
- Toiletries
- Cleaning Materials
- Kitchen Supplies
- Guest Amenities
- Stationery
Maintain minimum stock levels at all times.
12. Financial Responsibilities
Maintain records for:
- Daily Revenue
- Cash Collection
- UPI Payments
- Expenses
- Vendor Payments
- Petty Cash
- Purchase Bills
Submit daily and monthly reports to management.
13. Online Presence
Monitor:
- Airbnb Reviews
- Booking.com Reviews
- Google Reviews
Encourage satisfied guests to leave positive reviews.
14. Safety & Compliance
Ensure:
- Fire safety equipment is operational.
- Emergency exits remain accessible.
- CCTV systems function properly.
- Guest records comply with legal requirements.
- Local police registration requirements are fulfilled where applicable.
Daily Responsibilities
- Open property operations.
- Review arrivals and departures.
- Allocate rooms.
- Inspect all rooms.
- Coordinate housekeeping.
- Supervise breakfast service.
- Respond to guest queries.
- Monitor online bookings.
- Handle payments.
- Update occupancy report.
- Coordinate maintenance.
- Conduct evening property inspection.
- Submit daily report to management.
Weekly Responsibilities
- Deep cleaning inspections.
- Inventory audit.
- Staff meetings.
- Vendor review.
- Maintenance inspection.
- Revenue review.
- Guest feedback analysis.
Monthly Responsibilities
- Revenue report.
- Occupancy report.
- Expense report.
- Inventory reconciliation.

Working Hours
- Shift: 9:00 AM – 8:00 PM (with scheduled breaks)
- Weekly off as per management policy. Weekly off on Wednesday. No Offs on Friday, Saturday, Sundays
- Must be available on weekends, public holidays, and during peak seasons.

Pay: ₹14,000.00 - ₹16,000.00 per month
