Job Title: Title Searcher / Examiner
Job Summary
A Title Searcher is responsible for examining public records and legal documents to determine
ownership history and identify any claims, liens, or encumbrances on a property. This role is critical
in real estate transactions to ensure a clear and marketable title.
Key Responsibilities
Conduct thorough searches of public records (land records, court records, tax records, etc.)
Review property deeds, mortgages, liens, judgments, and easements
Verify ownership history (chain of title)
Identify title defects, encumbrances, or legal restrictions
Prepare detailed title reports and summaries
Maintain accurate and organized documentation of findings
Required Skills & Qualifications
Proven experience in title searching, real estate, or legal research
Strong knowledge of property types and land record systems
Excellent analytical and research skills
Attention to detail and accuracy
Proficiency in MS Office and title search software/tools
Ability to interpret legal documents
Good communication and organizational skills
Preferred Qualifications
Experience working through Metes & Bounds, Sectional
Preferred with TX, FL, IL, MI, SC or GA Exam experience
Work Environment
Office or remote (depending on client requirement)
Standard business hours with occasional deadlines
Preferably Night Shift (Rotational shift can be given based on the requirements)
Pay: Up to ₹600,000.00 per year
