Job Summary:
The Deputy Project Manager will be responsible for overseeing construction, logistics, procurement, and budget management to ensure efficiency in time, quality, and cost for assigned projects. This role requires planning and coordinating all aspects of the construction process, including hiring contractors and working with engineers, architects, and vendors.
Roles & Responsibilities:
- End-to-End Project Execution: Responsible for the complete execution (Pre-Construction - Construction - Hand Over) of assigned projects.
- Project Management: Manage project activities such as execution, micro scheduling, and planning in accordance with the master schedule provided by the Project Head.
- Timely Completion: Ensure projects are completed within the logical steps, time frame, and cost requirements specified in the budget, and hand over duly completed projects to management to their full satisfaction.
- Control Enforcement: Enforce physical controls, contract control provisions, and adherence to company SOPs and other systems and procedures. Ensure project budgets are approved by the Project Head.
- Design and Specifications: Review and interpret proposed designs, architectural drawings, and building specifications. Ensure execution of projects as designed and planned.
- On-Site Coordination: Track, monitor, and coordinate on-site activities with Project Managers, Consultants, and Contractors. Collaborate with related functions such as Contracts & Procurement, Costing & Budgeting, Liaison, Design, Marketing & Sales, Legal, and Finance to achieve AOP targets.
- Compliance and Liaison: Liaise with departments to ensure compliance with norms.
- Contractor/Vendor Coordination: Select and coordinate with contractors, consultants, and vendors for proactive project execution.
- Execution Planning: Ensure proper planning of execution activities in line with the construction strategy. Ensure timely execution and finishing of all service activities.
- Quality and Safety: Adopt and enforce quality management principles and safety practices to meet company standards.
- Reporting: Prepare and submit monthly MIS reports on construction activities to the Project Head. Ensure overall project execution within the approved budget, time frame, and stipulated quality standards.
- Site Management: Responsible for all site activities, upkeep, and maintenance in line with the approved HSE policy.
- Additional Tasks: Carry out other tasks as assigned by management. Certify bills of consultants, contractors, and vendors.
- Project Scheduling: Prepare detailed project management and construction schedules for construction, restoration, and refurbishment projects.
- Stakeholder Collaboration: Work with senior management and other stakeholders to ensure all projects are completed on schedule, with excellent quality, and within budget.
- System and Process Implementation: Help create and implement systems and processes to guarantee cost and timeline efficiencies and reporting practices.
- Issue Mitigation: Identify and mitigate issues that impact project progress and delivery and find solutions to get projects back on track.
Overall Responsibilities:
- System Management: Create, own, and operate all systems to ensure smooth operations.
- Continuous Improvement: Work on continuously improving systems, technology, communication practices, and vendor/contractor search and empanelment practices to ensure cost reduction, highest quality, and timely delivery for construction, purchase, inventory, and logistics operations maintenance.
- Risk Management: Analyze, manage, and mitigate risks.
- Project Expertise: Relevant exposure to high-rise residential projects and experience from developers or builder backgrounds.
- Technical Knowledge: Deep understanding of technical knowledge in civil construction processes and terminologies.
Qualifications:
- Education: BE/B Tech in Civil Engineering with 10+ years of experience in the construction industry managing projects on-site. A Bachelor's degree in Project Management or equivalent is preferred.
Experience:
- Project Management: Experience in managing consultants and contractors to complete goals, objectives, and schedules.
Skills:
- Real Estate Development: Understanding of the real estate development business.
- Construction Management: Expertise in construction management.
- Project Management: Strong project management skills in executing Hi-rise, commercial, mixed development, Hospitality, Farmland based projects.
- Technological Knowledge: Familiarity with new technologies in the construction industry.
- Material Knowledge: Knowledge of the latest technologies and materials.
- Value Engineering: Proficiency in value engineering.
- Software Proficiency: Proficiency in MS Project.
