Key Responsibilities
Strategic Leadership & Revenue Growth
- Develop leasing strategies to maximize portfolio revenue.
- Formulate annual business plans for assigned property assets.
- Analyze market trends and competitor offerings continuously.
- Optimize pricing models to keep assets highly competitive.
Deal Making & Negotiation
- Lead complex negotiations for high-value corporate accounts.
- Approve final terms for new leases and renewals.
- Execute legal documentation with compliance teams.
- Structure tenant incentives to drive rapid occupancy.
Team & Stakeholder Management
- Direct the internal team of maintenance and civil
- Report financial viability and pipeline status to executives.
Required Skills & Qualifications
- Experience: 10+ years in commercial, retail, or luxury residential leasing and management.
- Education: Bachelor’s degree in Real Estate, Business, or Marketing.
- Contracts: Deep expertise in real estate law and lease structuring.
- Soft Skills: Executive-level communication, persuasion, and conflict resolution.
- Tools: Proficiency with commercial real estate CRMs and financial modeling software
Utility & Operational Reconciliation
- Oversee multi-utility reconciliation including electricity, gas, water, and HVAC charges.
- Audit monthly utility consumption data against master meters to prevent revenue leakage.
- Validate common area maintenance (CAM) expenses to ensure fair, accurate tenant billing.
- Resolve billing discrepancies directly with utility providers and municipal departments.
Receivables & Tenant Collection Management
- Enforce timely payments from all portfolio tenants according to lease terms.
- Direct the collection process for overdue rent, utility bills, and late fees.
- Mitigate bad debt risks by identifying and addressing chronic payment delays early.
- Manage dispute resolutions regarding maintenance charges or utility allocation formulas.
Financial Tracking & Record Keeping
- Maintain flawless payment track records using property management software (e.g., Yardi, MRI).
- Generate monthly ledger statements for executive leadership and property owners.
- Reconcile security deposits during new tenant onboarding and final move-out offboarding.
- Ensure full compliance with real estate financial regulations and internal audit standards.
