About the Role
Realta Ventures is seeking a highly competent and experienced In-House Advocate (Legal Manager) to oversee all legal matters relating to redevelopment, SRA projects, land acquisition, litigation, regulatory compliance, contract management, and corporate legal affairs.
The ideal candidate should possess strong expertise in real estate laws, redevelopment, title due diligence, litigation, and liaison with government authorities.
Position Purpose
To safeguard the Company's legal interests by providing strategic legal advice, managing litigation, reviewing legal documentation, ensuring statutory compliance, and supporting redevelopment projects from land acquisition through project completion.
Key Responsibilities Litigation & Dispute Resolution
- Handle civil, criminal, and commercial litigation.
- Coordinate with external advocates and legal consultants.
- Represent the Company before Courts, Tribunals, SRA, MCGM, MHADA, Revenue Authorities, and other government bodies.
- Monitor legal cases and ensure timely compliance with court directions.
Real Estate & Redevelopment
- Conduct title due diligence and legal verification of land documents.
- Draft and review Development Agreements, Redevelopment Agreements, Joint Development Agreements (JDA), Leave & License Agreements, Sale Agreements, MOUs, Power of Attorney, and Conveyance Deeds.
- Advise on SRA, MHADA, RERA, DCPR, and land acquisition matters.
- Support project approvals and legal documentation.
Contract Management
- Draft, review, negotiate, and vet contracts with contractors, consultants, vendors, suppliers, and service providers.
- Ensure legal compliance and risk mitigation in all agreements.
- Maintain a centralized contract management system.
Corporate Legal Compliance
- Ensure compliance with the Companies Act, RERA, labour laws, and other applicable regulations.
- Coordinate with the Company Secretary, Chartered Accountant, and statutory authorities.
- Assist in Board resolutions, legal notices, and corporate documentation.
Documentation & Legal Records
- Maintain legal files, title documents, agreements, litigation records, and statutory registers.
- Develop standard legal templates and document control procedures.
- Ensure proper record keeping for audits and regulatory inspections.
Liaison & Government Coordination
- Coordinate with SRA, MCGM, MHADA, City Survey Office, Collector Office, Revenue Authorities, Registrar Offices, and other government departments.
- Follow up on legal approvals, notices, and regulatory matters.
Risk Management
- Identify legal risks associated with projects and contracts.
- Provide preventive legal advice to Management.
- Develop legal compliance frameworks and standard operating procedures (SOPs).
Qualifications
- LL.B. (Mandatory)
- LL.M. will be an added advantage.
- Must be enrolled with the Bar Council of India.
Experience
- 7–10 years of post-qualification experience.
- Experience in Real Estate, Redevelopment, SRA Projects, Construction, Infrastructure, or Land Matters is highly preferred.
- Experience handling litigation, title due diligence, contract drafting, and government liaison is essential.
