1. Planning and Pre-Construction
- Client Consultation: Liaise with clients to understand their requirements, budget, and aesthetic preferences.
- Budget Forecasting: Draft and negotiate proposals, develop detailed cost estimates for FF&E (Furniture, Fixtures, and Equipment), materials, and labor.
- Timeline Development: Establish and manage milestone schedules for design approvals, procurement, and on-site trade work. [1, 2, 3, 4, 5]
2. Procurement and Sourcing
- Vendor Management: Select, source, and coordinate with suppliers and sub-contractors (e.g., painters, electricians, carpenters).
- Order Tracking: Oversee the procurement of materials and furnishings, ensuring they arrive on schedule.
- Quality Control: Inspect delivered goods for damages and manage returns or replacements. [1, 2, 3]
3. Execution and Site Management
- On-Site Supervision: Conduct regular site visits to supervise teams and ensure work aligns with design specifications, building codes, and safety standards.
- Conflict Resolution: Resolve interpersonal conflicts and troubleshoot on-site issues (e.g., clashes between civil and interior works).
- Change Orders: Communicate and document any scope shifts, updating client budgets and timelines accordingly. [1, 2, 3, 4, 5]
4. Project Closeout
- Deficiency Lists: Prepare and expedite project punch lists to address any incomplete or sub-par work.
- Final Styling: Coordinate the final installation and styling of the space prior to client handover.
