Job Summary
We are seeking an experienced and detail-oriented Quantity Surveyor (QS) to manage project cost estimation, budgeting, billing, contract administration, and quantity verification for residential apartment projects. The ideal candidate should possess strong analytical skills, a sound understanding of construction practices, and the ability to ensure effective cost control throughout the project lifecycle.
Key Responsibilities
- Prepare detailed quantity take-offs from drawings and BOQs.
- Prepare project cost estimates, budgets, and tender documentation.
- Review architectural and structural drawings for quantity estimation.
- Prepare and verify contractor bills, subcontractor bills, and client bills.
- Monitor project costs and ensure effective cost control.
- Prepare rate analysis for construction items.
- Evaluate and certify work completed at site.
- Coordinate with the Procurement, Project, and Accounts teams for material and billing reconciliation.
- Monitor project variations, additional works, and change orders.
- Prepare cost comparison statements and cash flow forecasts.
- Maintain project cost records and prepare periodic MIS reports.
- Assist in contract administration and vendor payment verification.
- Ensure compliance with company standards and contractual requirements.
- Utilize AI tools (ChatGPT, Microsoft Copilot, Google Gemini, etc.) for documentation, quantity analysis, reporting, and productivity improvements.
Required Skills
- Strong knowledge of BOQ preparation and Quantity Estimation.
- Experience in Billing (Client & Contractor Bills).
- Knowledge of Rate Analysis and Cost Control.
- Understanding of Construction Contracts.
- Excellent analytical and numerical skills.
- Proficiency in AutoCAD (Drawing Reading).
- Strong knowledge of MS Excel.
- Experience with ERP software is preferred.
- Knowledge of AI tools for documentation, reporting, and data analysis will be an added advantage.
Qualification
- B.E./B.Tech in Civil Engineering or Diploma in Civil Engineering.
Experience
- Minimum 5 years of experience as a Quantity Surveyor in the Real Estate or Construction Industry.
- Experience in handling residential apartment projects is highly preferred.
