Job Overview
We are seeking a skilled Technical Executive with Residential Facility Management experience to oversee and support the technical operations of a residential property. The candidate will be responsible for ensuring smooth functioning of all MEP (Mechanical, Electrical, Plumbing) systems, along with DG, STP, HVAC, fire safety systems, and other building utilities. The role requires hands-on experience in residential maintenance and strong coordination with residents, vendors, and technical teams.
Key Responsibilities
- Manage day-to-day technical operations in a residential community.
- Supervise technicians, electricians, plumbers, and housekeeping support staff related to technical services.
- Ensure smooth operation and maintenance of all MEP systems including electrical, plumbing, pumps, DG sets, HVAC, STP, and fire safety systems.
- Handle preventive and corrective maintenance schedules for all residential equipment and systems.
- Attend and resolve resident complaints related to electrical, plumbing, and other technical issues.
- Conduct regular inspections of common areas, utility rooms, and equipment rooms.
- Monitor DG set operations, water supply systems, and STP functioning.
- Maintain logbooks, maintenance records, and service reports for all equipment.
- Coordinate with vendors and service contractors for AMC and repair works.
- Ensure timely completion of maintenance activities as per schedule.
- Support breakdown maintenance and emergency response situations.
- Ensure compliance with safety standards, fire regulations, and statutory requirements.
- Monitor energy usage and support initiatives for cost and energy savings.
- Maintain inventory of spare parts, tools, and consumables.
- Prepare daily, weekly, and monthly technical reports.
- Coordinate with Facility Manager and Resident Welfare Association (RWA) for technical issues.
- Ensure proper functioning of BMS, electrical panels, and fire alarm systems (if applicable).
- Conduct safety briefings and guide technicians on operational procedures.
- Support emergency preparedness and disaster management activities.
Candidate Requirements
- Experience: 4–7 years of experience in Residential Facility Management / Apartment Maintenance.
- Diploma / ITI / BE / B.Tech in Electrical, Mechanical, or related technical field.
- Strong hands-on experience in residential MEP systems.
- Good knowledge of DG sets, pumps, plumbing systems, HVAC, STP, and fire safety systems.
- Experience in handling resident complaints and service requests.
- Strong troubleshooting and problem-solving skills.
- Experience in preventive and breakdown maintenance.
- Good vendor and manpower management skills.
- Basic knowledge of MS Office (Excel, Word).
- Good communication and interpersonal skills.
- Ability to work in residential community environment.

Compensation
Location: Gachibowli, Hyderabad, Telangana
Pay: ₹35,000.00 - ₹40,000.00 per month
