Role Summary
We are looking for a self-driven, independent debt syndication professional to manage the end-to-end financing process for our residential and commercial real estate projects. This is a hands-on execution role, not a strategic or CFO-level position — you will work closely with, and be supported by, senior leadership on negotiation and decision-making, while owning process discipline, lender coordination, and documentation for financing stacks in the ₹200–700 crore range. The ideal candidate is comfortable working solo, without a team under them, and takes full ownership of running the process from first lender conversation to disbursement.
Key Responsibilities
Own the end-to-end debt syndication process across Construction Finance (CF), Loan Against Property (LAP), Lease Rental Discounting (LRD), structured equity/quasi-equity, and alternate instruments (e.g., REIT/AIF-linked structured credit) as required.
Identify, engage, and manage relationships with NBFCs, banks, and financial institutions to source and compare financing options.
Track and schedule the entire process — term sheet, sanction, documentation, disbursement — ensuring timelines are met.
Directly coordinate with lenders' empanelled consultants: independent engineers, valuers, and legal counsel, for all diligence requirements.
Compile and manage documentation required for lender due diligence (title papers, RERA approvals, project appraisals, DSCR/LTV workings, escrow mechanics).
Schedule and run lender meetings; present leadership with structured, side-by-side comparisons of financing options (rate, tenor, covenants, prepayment terms) to support decision-making.
Maintain an up-to-date tracker of all ongoing financing conversations and process status across lenders.
Work independently with minimal day-to-day supervision, escalating strategic or negotiation calls to senior management as needed.
Required Skills & Experience
4–8 years of experience in debt syndication, structured finance, real estate lending, or NBFC/bank relationship or credit roles.
Working knowledge of Construction Finance, LAP, LRD, and structured equity/quasi-equity instruments; exposure to REIT/AIF structures is a plus.
Existing working relationships with credit/relationship teams at NBFCs and banks.
Strong process discipline — able to independently track, schedule, and drive multiple parallel workstreams without support staff.
Sound understanding of lender diligence requirements and documentation (title, RERA, appraisal, DSCR/LTV, escrow).
Excellent coordination and follow-up skills; genuinely comfortable operating as a solo contributor.
MBA (Finance) or CA preferred, but not mandatory if deal experience is strong.
