Job Title: Stores Incharge (Real Estate Construction)

Job Summary:
The Stores Incharge is pivotal in the real estate construction industry, overseeing the organization, storage, and distribution of construction materials, tools, and equipment on-site or in the central warehouse. This role ensures that the materials needed for the timely and efficient execution of real estate projects are available, while also maintaining accurate inventory records, reducing wastage, and ensuring safe handling of goods.
Key Responsibilities:
Material Handling & Inventory Management:
- Receive, inspect, and store various construction materials, including cement, steel, aggregates, timber, tiles, paint, plumbing materials, electrical components, and machinery, ensuring compliance with project specifications and quality standards.
- Maintain up-to-date inventory records, ensuring stock levels are constantly monitored, and reorder levels are appropriately set to meet project timelines.
- Implement FIFO (First In, First Out) stock management principles to maximize the use of materials before they expire or deteriorate.
Issuing Materials:
- Issue materials and tools to construction teams based on daily or weekly requirements, ensuring precise documentation of all materials issued and their respective consumption.
- Track material usage rates and promptly flag discrepancies such as overuse or shortages, making sure project needs are met on time.
- Oversee the logistics of material delivery, ensuring materials arrive at construction sites as scheduled, considering project timelines.
Site Support:
- Liaise with project managers, site supervisors, and construction teams to ensure the timely availability of materials required for construction activities.
- Ensure all materials on-site are stored correctly and safely to prevent damage or wastage, especially for sensitive materials such as cement or chemicals.
- Supervise site stores staff and ensure adherence to safety protocols and efficient material handling practices.
Stock Replenishment & Procurement:
- Monitor stock levels proactively and collaborate with procurement teams to ensure timely and cost-effective ordering of materials and supplies.
- Maintain strong relationships with suppliers, vendors, and subcontractors to ensure timely deliveries, ensuring materials meet project quality standards.
- Coordinate with maintenance teams to ensure proper storage, maintenance, and servicing of construction machinery and tools.
Record Keeping & Documentation:
- Maintain accurate and detailed records of materials received, materials issued, returns, and stock balances using inventory management software (such as ERP/SAP systems).
- Prepare regular inventory reports, highlighting stock consumption, shortages, and discrepancies, and communicate these insights with senior management for better project planning.
- Record returns of damaged, excess, or obsolete materials, ensuring accurate adjustments in inventory systems.
Safety & Compliance:
- Enforce safety protocols and industry regulations to ensure that construction materials are stored in compliance with safety and environmental standards.
- Supervise the proper use of personal protective equipment (PPE) for all staff working in the stores and on-site, particularly when dealing with hazardous or heavy materials.
- Conduct periodic audits of inventory and safety practices, ensuring compliance with company policies and legal requirements, and continuously improving operational safety.
Team Supervision:
- Lead and supervise store assistants, material handlers, and other personnel in the stores department, ensuring they follow the necessary procedures for inventory control and material handling.
- Provide training and ongoing guidance to staff, focusing on material handling, safety standards, and effective stock management practices.
- Promote teamwork, productivity, and communication between the stores team and other departments to ensure smooth and efficient operations.
Qualifications:
- Education: Any Degree or PG Diploma in Materials Management, Supply Chain Management, or a related field.
- Experience: A minimum of 7-10 years of experience in stores management, inventory control, or a related role, with a strong preference for candidates with experience in the real estate construction industry or similar sectors.
- Skills:
- In-depth knowledge of construction materials, tools, and equipment used in real estate and infrastructure projects.
- Strong understanding of construction site operations and project-specific requirements.
- Proficiency in ERP systems (SAP/Oracle) and Microsoft Office Suite (especially Excel) for inventory management and reporting.
- Excellent organizational skills, with a keen eye for detail, capable of handling multiple tasks simultaneously.
- Strong problem-solving skills, capable of managing material shortages and procurement challenges under tight deadlines.
- Outstanding communication and interpersonal skills for liaising with various stakeholders, including vendors, suppliers, project teams, and site managers.
- Ability to maintain high levels of accuracy and efficiency in a fast-paced, deadline-driven environment.
Working Conditions:
- Location: Primarily based on-site at construction projects or in a centralized warehouse for material storage.
- Physical Requirements: The role may involve physical activities such as lifting, storing, and moving construction materials, working in outdoor conditions, and managing heavy equipment.
- Work Hours: Regular construction working hours, with flexibility for extended hours or weekend work to meet project deadlines.
Job Types: Full-time, Permanent
Pay: ₹300,000.00 - ₹400,000.00 per year
