Role Objective
The Property Manager is responsible for the 360-degree management of assigned luxury villas. This includes overseeing maintenance, managing staff, ensuring the best guest hospitality, and protecting the physical value of the property.
Key Responsibilities
1. Guest Experience & Hospitality
- Oversee the entire guest journey from pre-arrival (coordinating with the Duty Manager) to check-out.
- Personally handle high-net-worth (HNI) guests to ensure their stay exceeds expectations.
- Manage guest concierge services, including transport, tours, and special dining requests.
2. Maintenance & Technical Oversight
- Preventive Maintenance: Conduct weekly audits of ACs, plumbing, electrical systems, and pool filtration.
- Horticulture & Pool: Supervise the gardening and pool cleaning teams to ensure the villa's exterior looks "magazine-ready."
- Liaison: Coordinate with local technicians and AMC vendors for specialized repairs.
3. Manpower & Team Leadership
- Lead and supervise the Housekeeping Associates, Security, and Private Chefs, Duty Managers and other manning's which will be added to the property.
- Conduct daily briefings to ensure all staff members are aware of their tasks and guest preferences.
- Handle on-site staff grievances and ensure a disciplined work environment.
4. Financial & Administrative Management
- Budgeting: Manage the monthly petty cash for villa expenses and groceries. etc
- Compliance: Ensure all local regulations, police verifications, and C-Forms are handled correctly.
- Inventory: Oversee the Purchase Manager's deliveries to ensure the villa is never out of essential stock (linens, chemicals, amenities). etc.
5. Statutory & Local Coordination
- Maintain healthy relationships with local village panchayats, electricity departments, and water suppliers.
- Ensure all property taxes and utility bills are tracked and paid on time.
Requirements (The "All-Rounder" Knowledge)
- Education: Degree in Hotel Management
- Experience: 6–10 years in the hospitality, with at least 3-5 years as a Property or Villa Manager.
- Technical Knowledge: Must understand basic MEP (Mechanical, Electrical, Plumbing) to troubleshoot issues before calling a technician.
- Soft Skills: Diplomatic, high emotional intelligence, and excellent crisis-management skills.
- Communication: Highly fluent in English and Hindi (Konkani is a major plus for local coordination).
- Mobility: Valid driving license and own vehicle are mandatory.

Pay: ₹45,000.00 - ₹70,000.00 per month
