Basic Requirements
- BE Civil, Construction Management degree, or related field
- Additional certifications like PMP (Project Management Professional), PRINCE2, or equivalent are a plus.
- Minimum 5-7 years of experience managing construction or redevelopment projects.
- Proven track record of handling end-to-end project lifecycle in real estate or redevelopment.
- Good understanding of construction drawings (structural, architectural, MEP).
- Familiarity with project management tools/software (MS Project, Primavera, Excel).
- Basic knowledge of budgeting, cost estimation, and contract management.
- Knowledge of relevant building codes, UDCPR, RERA, and safety standards.
- Strong leadership and team management skills.
- Excellent communication and negotiation skills.
- Problem-solving and conflict resolution ability.
- Detail-oriented with strong organizational skills.
- Ability to work under pressure and meet deadlines.
- Willingness to visit and oversee multiple sites regularly.
- Ability to prepare and present reports to senior management and stakeholders.
- Proactive attitude towards continuous improvement and innovation (e.g., KAIZEN mindset).
JOB RESPONSIBILITIES
- Collaborate with engineers, architects, consultants, and management to finalize the project specifications, scope, and timelines.
- Break down the project into phases, create milestone-based timelines, and assign responsibilities.
- Prepare detailed work schedules and monitor their progress.
- Coordinate internal teams (architectural, structural, MEP, legal, liaison) to keep progress aligned.
- Determine the required resources (manpower, materials, equipment) for each phase of the project, keeping budget limitations in mind.
- Manage the overall project budget and maintain cost control at each stage.
- Raise alerts if deviations from cost estimates occur and suggest corrective action.
- Negotiate and execute contracts with vendors, contractors, and consultants.
- Ensure contracts clearly mention scope, timelines, quality expectations, and payment terms.
- Monitor vendor/contractor performance and take timely action in case of delays or disputes.
- Oversee all stages of the project lifecycle – from demolition to handover.
- Conduct weekly site reviews in coordination with the Chief Engineer and site teams.
- Ensure smooth coordination between RCC, finishing, waterproofing, MEP works, etc.
- Ensure adherence to all health and safety standards on-site.
- Conduct periodic checks and audits to ensure quality of execution.
- Ensure regulatory compliances (PMC, RERA, environmental norms, green building requirements, etc.) are fulfilled.
- Provide timely status updates to all stakeholders – management, society members, legal team, and consultants.
- Maintain proper documentation of project progress, delays, issues, and decisions.
- Ensure communication between technical and non-technical stakeholders is clear and consistent.
- Anticipate risks in project execution (labour issues, contractor delays, weather impact) and create backup plans.
- Resolve disputes or bottlenecks between consultants, contractors, or society members.
- Maintain a log of key issues and resolutions.
- Ensure timely completion of all finishing, snag lists, and post-handover commitments.
- Oversee handover process to clients/societies, including documentation, warranties, and final accounts.
- Conduct internal project review for learnings and improvement.
- Lead, motivate, and manage engineers, supervisors, and support staff.
- Delegate tasks smartly and follow up to ensure timely execution.
- Conduct periodic reviews and promote accountability across departments.
- Help manage expectations, share realistic timelines, and resolve concerns.
- Coordinate for NOCs, possession timelines, and handover documentation.
- Prepare and present timely KAIZEN reports summarizing:
- Project timeline vs. actual progress
- Cost estimates vs. actual expenditure
- Material usage and wastage monitoring
- Quality benchmarks vs. site quality checks
- Safety compliance and incidents
- Use KAIZEN insights to identify bottlenecks and recommend corrective actions to optimize project delivery.
