Job Title: CA Industrial Trainee / Articled Assistant – Real Estate Finance & CompliancePosition Overview
We are seeking a highly motivated and detail-oriented CA Intern (Industrial Trainee or Article Assistant) to join our Corporate Finance and Compliance team. In this role, you will gain hands-on exposure to real estate accounting, project feasibility models, direct/indirect taxation unique to property development, and regulatory framework navigation (such as RERA). You will work closely with senior financial analysts and project managers to ensure financial discipline across our ongoing and upcoming real estate portfolios.
Key Responsibilities1. Project Financial Control & Accounting
· Cost Tracking: Monitor and record project-specific construction expenses, land acquisition costs, and overheads against approved budgets.
· Work-in-Progress (WIP): Assist in calculating and maintaining inventory valuation and Revenue Recognition under the Percentage of Completion Method (POCM) or applicable accounting standards (like AS 7 / Ind AS 115).
· Cash Flow Management: Track escrow account inflows and outflows, ensuring compliance with lender covenants and regulatory restrictions.
2. Taxation & Regulatory Compliance
· RERA Compliance: Assist in preparing financial data for quarterly RERA (Real Estate Regulatory Authority) filings, ensuring that 70% of collections are properly utilized for land and construction costs.
· GST Handling: Monitor and calculate Input Tax Credit (ITC) on construction materials and services, and assist in determining the taxability of pre-construction vs. post-completion sales.
· Direct Tax & TDS: Manage TDS deductions under specific real estate provisions (such as TDS on purchase of immovable property or payments to contractors) and assist in filing tax returns.
3. Financial Modeling & Audits
· Feasibility Assistance: Provide data support and basic analysis for financial models assessing the viability of new land parcels or joint development agreements (JDAs).
· Audit Coordination: Assist internal and statutory auditors by preparing schedules for Fixed Assets, Inventory (WIP), Receivables, and Advances to Suppliers/Contractors.
Required Skills & Qualifications
· Education: Cleared CA Intermediate / IPCC (Both Groups preferred). Eligible for ICAI Industrial Training or 2nd/3rd year of Articleship.
· Technical Knowledge: Strong foundational understanding of accounting standards (Ind AS / AS), basic direct/indirect tax laws, and corporate laws.
· Excel Proficiency: Advanced working knowledge of MS Excel (VLOOKUP, Pivot Tables, conditional formulas) is crucial for managing extensive project sheets.
· Analytical Mindset: Strong attention to detail with the ability to spot variances between budgeted expenditures and actual costs.
