- Feasibility & Budgets: Collaborate with development executives to build preliminary project budgets, schedules, and risk assessments for acquisition and site analysis.
- Entitlements & Permitting: Manage local zoning, land use, and environmental approvals, navigating municipality requirements to secure all necessary building permits.
- Consultant Selection: Solicit, negotiate, and award contracts for architects, civil engineers, MEP consultants, and legal counsel.
2. Design & Value Engineering
- Design Oversight: Direct design teams during schematic design through construction documentation to ensure layouts maximize yield, constructability, and market appeal.
- Cost Optimization: Lead value-engineering reviews to identify cost-saving alternatives without compromising quality or functional integrity.
3. Construction & Execution Management
- Contractor Management: Conduct RFP/bidding processes for general contractors and trade vendors. Negotiate contracts, scopes of work, and fee structures.
- On-Site Supervision: Conduct regular site visits to monitor build quality, safety standards, and adherence to design specifications.
- Schedule & Budget Control: Proactively track critical path milestones, approve monthly contractor pay applications, and manage change orders.
4. Closeout & Handover
- Commissioning & Punch Lists: Oversee punch list inspections, commissioning of building systems, and certificate of occupancy (CO) approvals.
- Operational Transition: Coordinate smoothly with property management or sales/leasing teams for asset handover.
