About the Role
We are seeking a highly analytical and commercially driven Quantity Surveyor / Estimation Lead to lead project costing, quantity surveying, estimation, budgeting, and commercial analysis for interior fit-out, turnkey design-build, furniture, joinery, MEP, procurement, and supply chain projects.
This role is responsible for transforming drawings, specifications, BOQs, and client requirements into accurate project budgets, tender submissions, and cost plans while ensuring profitability, commercial viability, and cost control throughout the project lifecycle.
The ideal candidate should think beyond BOQs and rates, possessing the mindset of a Cost Engineer, Commercial Analyst, Procurement Strategist, and Value Engineering specialist.
Key Responsibilities
Quantity Surveying & Estimation
· Prepare detailed quantity take-offs from architectural, interior, joinery, furniture, MEP, and IFC drawings.
· Develop BOQs, material schedules, procurement schedules, and project cost plans.
· Prepare accurate project estimates and tender pricing packages.
Cost Engineering & Commercial Analysis
· Estimate material, labour, manufacturing, logistics, packaging, installation, overhead, and contingency costs.
· Conduct vendor cost analysis, benchmarking, and rate validation.
· Develop project budgets, cost forecasts, and cash flow projections.
Tendering & Procurement Support
· Prepare commercial bids, pricing sheets, bid comparisons, and risk assessments.
· Support procurement with quantity validation, package-wise costing, supplier evaluation, and commercial negotiations.
Cost Control & Value Engineering
· Monitor budget versus actual costs, material consumption, variations, and change orders.
· Identify cost-saving opportunities through value engineering, material optimization, and alternative sourcing strategies.
· Support management with commercial insights, profitability analysis, and risk mitigation recommendations.

Experience & Qualifications
· 5–12 years of relevant experience in Quantity Surveying, Estimation, Cost Engineering, or Commercial Management.
· Prior experience in Interior Fit-Out, Design-Build, Furniture, Joinery, Construction, Procurement, or Supply Chain sectors is essential.
· Degree in Civil Engineering, Quantity Surveying, Construction Management, Architecture, or related disciplines.
