- Verify property ownership and title documents.
- Check for encumbrances, mortgages, or pending litigation.
- Draft and review sale agreements, sale deeds, lease deeds, and gift/partition deeds.
- Prepare and review Power of Attorney documents.
- Ensure compliance with government approvals (DTCP, HMDA, RERA, Municipal permissions).
- Issue a Legal Opinion Report confirming whether a property is safe to purchase.
- Represent clients in property disputes, partition suits, tenant/landlord issues, or land acquisition cases.
Documents a Real Estate Advocate Deals With:
- Title Deed / Sale Deed – proof of ownership.
- Encumbrance Certificate (EC) – check for loans or liabilities.
- Revenue Records – 1B, Pahani/Adangal, mutation details.
- Layout Approvals – DTCP, HMDA, RERA registration.
- Building Permissions – from GHMC or Municipality.
- Legal Heirship Certificate / Family Settlement Deed – for inheritance matters.
- No Objection Certificates (NOC) – from government departments.
