Role
You will own the day-to-day engineering of the mechanical, HVAC and plumbing systems at RB101, our operational Grade A office building at Raja Bahadur City Centre in central Pune. This is a hands-on plant and systems role on a live, occupied asset — not a desk-based coordination job and not a pure FM supervisory role.
You will keep the plant running, understand why it consumes what it consumes, drive it down, and make sure statutory and vendor obligations are met. You will also coordinate tenant fit-outs so that base-build systems are not compromised as floors are handed over.
Key responsibilitiesHVAC
- Daily operation, monitoring and sequencing of the HVAC plant;
- AHU, VAV and ventilation system operation, preventive maintenance and fault resolution
- Track plant efficiency (kW/TR) at design and part load; identify and act on deviations
- Manage seasonal and occupancy-driven load variation, including part-load operation during floor-by-floor lease-up
Plumbing and water systems
- Domestic water, hydro-pneumatic systems, pumps, storage and distribution
- STP and WTP operation, output quality monitoring and MPCB consent compliance
- Treated water reuse and dual plumbing systems; measurement of reuse volumes against design intent
- Storm water, drainage, and campus misting or atomiser systems
Maintenance and vendor management
- Own and execute the preventive maintenance schedule across all mechanical, HVAC and plumbing assets
- Supervise AMC vendors against contracted scope; verify work done before certifying invoices
- Maintain spares inventory, equipment history and maintenance records
Monitoring and reporting
- Use the BMS/IBMS to trend plant behaviour, investigate alarms and diagnose faults — not simply receive vendor reports
- Maintain daily and monthly logs of energy, water and plant performance; report variance with explanation
Tenant fit-out coordination
- Review tenant contractor drawings for HVAC and plumbing tie-ins to base-build systems
- Supervise fit-out works at site to ensure base-build integrity, capacity allocation and shaft/riser discipline are maintained
Compliance and documentation
- Support statutory compliance for pressure vessels, STP consent, and mechanical systems
- Keep as-built drawings, O&M manuals, test certificates and warranty records current
Required
- Diploma or BE/B.Tech in Mechanical Engineering
- 5–9 years in building services, with at least 3 years operating HVAC and plumbing systems on a live commercial asset — Grade A office, IT park, mall, hospital or large hotel
- Direct chiller plant operating experience (centrifugal or screw), including pumping systems and cooling towers
- Working knowledge of STP/WTP operation and treated water reuse
- BMS/IBMS literacy — able to read trends, interrogate points and diagnose from data
- Comfortable on site, in the plant room, and dealing directly with contractors and vendors
Preferred
- Exposure to IGBC or LEED certified buildings
- Energy audit or energy conservation project experience
- Fire protection systems familiarity (hydrant, sprinkler) even if not the primary discipline
- Commissioning or handover experience on a new building
- ISHRAE membership
Not a fit if
- Experience is limited to supervising an outsourced FM headcount without direct system ownership
- Purely design or drafting background with no plant operating exposure
- Cannot describe the energy or water consumption of a building you have worked on
What we offer
RB101 sits within Raja Bahadur City Centre, a campus being developed by a 135-year-old BSE-listed Pune group. The engineering team is small and reports close to leadership, so the work is visible and the decisions are real. A second Grade A building is in planning — the person in this role will carry operating knowledge into its design and grow with the campus rather than move on at handover.
Pay: ₹800,000.00 - ₹1,200,000.00 per year
