Project Delivery Services Director - Job Description
Position OverviewThe Project Delivery Services (PDS) Director leads the strategic planning, execution, and delivery of complex construction and project management initiatives. This role oversees project teams, ensures alignment with client objectives, and drives operational excellence across the project portfolio.
Key ResponsibilitiesStrategic Leadership Provides strategic direction for project delivery operations, ensuring projects align with organizational goals and client requirements. Develops and implements best practices, methodologies, and standards across the project portfolio. Leads business development efforts and cultivates client relationships to drive growth.
Project Oversight Oversees multiple large-scale projects simultaneously, ensuring delivery on time, within budget, and to quality standards. Reviews project plans, schedules, budgets, and risk management strategies. Makes critical decisions on resource allocation, scope changes, and issue resolution.
Team Management Leads, mentors, and develops project management professionals including Project Managers, Project Coordinators, and support staff. Builds high-performing teams through recruitment, training, and performance management. Fosters a collaborative culture focused on continuous improvement and client service excellence.
Client Relations Serves as senior point of contact for key clients and stakeholders. Manages client expectations, addresses concerns, and ensures exceptional service delivery. Identifies opportunities for expanding services and strengthening partnerships.
Financial Management Develops and manages departmental budgets and forecasts. Monitors project financials including revenue recognition, cost control, and profitability metrics. Ensures accurate reporting and compliance with financial policies.
Risk and Compliance Identifies, assesses, and mitigates project risks. Ensures compliance with contractual obligations, regulatory requirements, and company policies. Implements quality control measures and safety standards across all projects.
Required QualificationsEducation: Bachelor's degree in Construction Management, Engineering, Architecture, or related field required. Master's degree or MBA preferred.
Experience: 10+ years of progressive experience in project management, with at least 5 years in senior leadership roles overseeing complex construction or real estate projects.
Certifications: PMP (Project Management Professional), CCM (Certified Construction Manager), or equivalent professional certification strongly preferred.
Technical Skills:
Expert knowledge of project management methodologies and tools
Strong understanding of construction processes, building systems, and codes
Proficiency with project management software (MS Project, Procore, or similar)
Financial acumen including budgeting, forecasting, and P&L management
Leadership Competencies:
Proven ability to lead and develop high-performing teams
Strategic thinking and business development capabilities
Excellent communication and stakeholder management skills
Strong negotiation and conflict resolution abilities
Problem-solving mindset with sound decision-making skills
