Position Summary
The Assistant Manager, Municipal Lien Search will lead Municipal Lien operations, ensuring accurate and timely delivery of lien, tax, permit, code violation, utility, and property-related searches supporting U.S. real estate transactions. The role focuses on operational leadership, quality management, process improvement, stakeholder management, team development, and driving service excellence through automation and AI-enabled solutions.
Key Responsibilities
- Manage end-to-end Municipal Lien Search operations across U.S. jurisdictions.
- Provide expertise in municipal liens, property taxes, tax certifications, assessments, permits, code violations, utility searches, public records, and lien payoff processes.
- Handle complex title-impacting municipal issues and operational escalations.
- Establish quality standards, governance frameworks, and best practices.
- Lead and develop Team Leads and Municipal Lien Search Specialists.
- Drive workforce planning, hiring, onboarding, coaching, succession planning, and retention.
- Monitor SLAs, KPIs, productivity, quality, turnaround times, and customer satisfaction.
- Ensure compliance with SOPs, quality controls, and risk management standards.
- Drive continuous improvement through automation, workflow optimization, AI-assisted research, and process standardization.
- Collaborate with Product, Technology, Quality, Operations, clients, and stakeholders to improve service delivery and customer outcomes.
- Present operational performance, business trends, risks, and improvement initiatives to leadership.
Required Qualifications
- Bachelor's degree or equivalent experience.
- 8+ years of experience in Municipal Lien Search, Title Operations, Property Research, Real Estate Support Services, or related operations.
- 3+ years of people management experience in a Municipal Lien environment.
- Strong knowledge of U.S. municipal liens, property taxes, tax certifications, assessments, permits, code enforcement, utility searches, municipal compliance, and lien payoff procedures.
- Experience researching county, city, municipal government websites, GIS, and public records.
- Proven experience managing operational performance, quality, service delivery, and stakeholder relationships.
- Advanced proficiency in MS Excel, PowerPoint, and business productivity tools.
- Strong leadership, analytical, communication, and decision-making skills.
Preferred Qualifications
- Experience supporting U.S. real estate, title, mortgage, property management, or closing operations.
- Experience leading process improvement or operational transformation initiatives.
- Exposure to Lean, Six Sigma, Automation, and Workflow Optimization.
- Experience using AI-powered tools to improve research, productivity, and operational efficiency.

Pay: ₹1,000,000.00 - ₹1,500,000.00 per year
