Role Overview
We are seeking a motivated law student or recent graduate with a deep interest in the intersection of Agriculture Law, Revenue Law, and Corporate Law. You will work closely with our senior legal advisors and management to ensure that our land assets, acquisitions, and business operations are compliant with Karnataka's specific legal framework. Your work will directly support the due diligence that assures our investors of the safety and transparency of their investment .
Key Responsibilities
1. Agriculture & Revenue Law (Karnataka Specific)
- Land Title & Revenue Document Verification: Assist in the detailed scrutiny of land records, including Record of Rights, Tenancy and Crops (RTCs), Encumbrance Certificates (ECs), Survey Maps (FMBs / Tippans), and Pahani patrika to establish clear and marketable titles .
- Compliance & Conversion: Research and advise on compliance with the Karnataka Land Reforms Act, the Karnataka Land Revenue Act, and the SC/ST (Prohibition of Transfer of Certain Lands) Act.
- Due Diligence: Support the legal due diligence process for acquiring new agricultural land parcels, identifying any encumbrances, litigation, or revenue discrepancies.
- Agricultural Operation Structuring: Assist in structuring agreements that comply with agricultural tenancy laws and ensure the "managed farmland" model (where owners delegate farming) is legally sound .
2. Corporate & Commercial Law
- Drafting and Vetting: Assist in drafting, reviewing, and finalizing a variety of documents, including:
- Sale Deeds and Agreements to Sell for farmland plots.
- Maintenance Agreements and Farm Management Contracts outlining the scope of services between the company and landowners .
- Memorandums of Understanding (MoUs), Non-Disclosure Agreements (NDAs), and Power of Attorney (PoA/SPA/GPA) .
- Corporate Compliance: Assist in maintaining statutory records and ensuring compliance with corporate governance standards under the Companies Act.
- RERA and CIS Awareness: Research the applicability of RERA (Real Estate Regulatory Authority)to plotted farmland developments and ensure the operational model does not inadvertently fall under the definition of a Collective Investment Scheme (CIS) , a critical risk in this industry .
3. Research & Advisory
- Legal Research: Conduct thorough research on evolving legal precedents related to agro-real estate, sandalwood cultivation regulations, and water usage rights .
- Opinion Summaries: Prepare legal opinions, memoranda, and briefing notes for the management team to aid in strategic decision-making .
- Investor Communication: Assist in preparing legal disclosures and FAQs for potential investors, ensuring transparency regarding ownership structures and legal risks .
Qualifications & Skills
Educational Background
- 3rd, 4th, or 5th year law student (BA LLB / BBA LLB) or a recent graduate from a recognized university in Karnataka.
- Coursework or specialization in Property Law, Real Estate Law, or Constitutional/Revenue Lawis highly preferred.
Required Knowledge
- Karnataka Specific: Working knowledge of the Karnataka Land Reforms Act, 1961 and the Karnataka Land Revenue Act, 1964.
- Document Familiarity: Ability to read and interpret Kannada revenue documents (RTC/Pahani) is a significant advantage, as fluency in Kannada (both reading and writing) is often essential for verifying records .
- Corporate Law: Basic understanding of corporate drafting and contract law.
Skills & Attributes
- Drafting: Excellent drafting skills with a high degree of accuracy and attention to detail .
- Analytical: Strong analytical and problem-solving skills to identify legal risks in land titles.
- Communication: Fluent in English and Kannada (verbal and written) to effectively communicate with landowners, government officials, and internal teams .
- Tech Savvy: Proficiency in MS Office (Word, Excel) and familiarity with online land record portals (such as Kaveri / Bhoomi).
- Team Player: Ability to work independently when required and collaboratively within a small, dynamic team .

Pay: ₹25,000.00 - ₹45,000.00 per month
