Job Summary
We are seeking a highly analytical and detail-oriented US Mortgage Underwriter to evaluate residential mortgage loan applications and make sound credit decisions in accordance with agency guidelines and internal risk policies. Hands-on experience in Income Calculation, DTI (Debt-to-Income), and LTV (Loan-to-Value) analysis is mandatory for this role.
Underwriting Activities
- Review and underwrite residential mortgage loan files to determine approval, suspension, or denial based on underwriting guidelines.
- Analyze loan applications, credit reports, income documents, asset statements, appraisal reports, and title documents.
- Evaluate borrower eligibility in accordance with Fannie Mae, Freddie Mac, FHA, VA, and other investor guidelines. Fannie Mae Freddie Mac
- Validate completeness and accuracy of loan documentation prior to underwriting decisions.
- Issue approval conditions and ensure all conditions are satisfied before final approval.
Risk Assessment & Credit Analysis
- Perform comprehensive risk analysis by reviewing borrower creditworthiness and loan structure.
- Assess credit history, repayment patterns, liabilities, and financial stability.
- Review collateral risk using appraisal reports and property valuation data.
- Identify red flags, layered risks, and compensating factors affecting loan eligibility.
Income, Asset & Ratio Analysis
- Calculate and validate borrower income including salaried, self-employed, commission, bonus, rental, and other income sources.
- Review tax returns, W-2s, pay stubs, bank statements, and financial documents.
- Calculate and analyze:
- DTI (Debt-to-Income Ratio)
- LTV (Loan-to-Value Ratio)
- CLTV / HCLTV
- Assess reserves, liquidity, and asset sufficiency for closing requirements.
Application of 4 C’s of Underwriting
Apply the 4 C’s while evaluating mortgage applications:
- Character: Review borrower credit history and repayment behavior.
- Capacity: Assess income stability and repayment ability.
- Capital: Evaluate borrower assets, reserves, and financial strength.
- Collateral / Conditions: Review property value, market conditions, and loan terms.
Compliance & Quality
- Ensure all underwriting decisions comply with investor guidelines and federal regulations.
- Maintain adherence to internal quality, compliance, and audit standards.
- Ensure loan files meet underwriting and documentation requirements for closing.
Collaboration & Communication
- Work closely with loan officers, processors, post-closing teams, and quality control teams.
- Communicate underwriting decisions, stipulations, and exceptions clearly.
- Support escalation handling and guideline clarifications for internal stakeholders.
Documentation & Reporting
- Maintain complete underwriting notes and decision rationale.
- Prepare underwriting summaries and exception reports.
- Monitor underwriting trends and recommend process improvements.
Required Skills & Qualifications
- Bachelor’s degree preferred.
- 2-6+ years of experience in US Mortgage Underwriting.
- Strong knowledge of Agency / Conventional / FHA / VA loans.
- Hands-on experience with DU / LP / AUS findings.
- Strong expertise in income calculation, DTI, LTV, credit risk analysis.
- Knowledge of mortgage documents such as 1003, 1004, 1008, title, appraisal, pay stubs, W-2, tax returns.
- Excellent analytical and decision-making skills.
- Strong communication and documentation skills.
- Proficiency in mortgage LOS / underwriting systems.
Pay: ₹500,000.00 - ₹1,400,000.00 per year
