Job Summary
We are seeking a strategic and highly analytical VP of Finance to oversee the financial health and growth of our real estate portfolio. This leadership role is responsible for capital raising, financial modeling for new acquisitions, and ensuring the fiscal integrity of our development projects. You will report directly to the CEO/Ownership and serve as a key advisor on all investment and operational decisions.
Key Responsibilities
- Financial Strategy & Planning: Lead the annual budgeting process and long-term financial forecasting. Develop complex financial models ($IRR, NPV, Cash-on-Cash$) to evaluate new development opportunities and acquisitions.
- Capital Markets & Financing: Manage relationships with lenders, private equity partners, and investors. Secure construction loans, permanent financing, and mezzanine debt for various projects.
- Project Controls: Oversee project-level accounting, including draw requests, construction cost tracking, and budget-to-actual variance analysis.
- Treasury & Cash Management: Optimize cash flow across multiple entities and Special Purpose Vehicles (SPVs) to ensure liquidity for ongoing developments.
- Compliance & Reporting: Ensure timely and accurate delivery of monthly, quarterly, and annual financial statements to stakeholders and regulatory bodies.
- Tax & Structuring: Coordinate with external tax advisors to optimize project structures (e.g., 1031 exchanges, Opportunity Zones, or REIT structures).
Qualifications
- Education: Bachelor’s degree in Finance, Accounting, or Real Estate. An MBA or CPA is highly preferred.
- Experience: 10+ years of progressive financial leadership, with at least 5 years specifically in the Real Estate or Construction industry.
- Technical Skills: Mastery of Excel and specialized real estate software (e.g., ARGUS, Yardi, or Procore).
- Expertise: Deep understanding of GAAP/IFRS specific to real estate and experience managing complex debt/equity structures.
