Role SummaryThe Officer – Maintenance is responsible for ensuring smooth functioning, preventive maintenance, operational efficiency, safety, and uninterrupted utility services across all engineering systems within the organization. The role includes supervision of Electrical, HVAC, Plumbing, Water Systems, BMS, DG, UPS, Lift Operations, and related maintenance activities to ensure effective support for hospital operations and customer satisfaction.
Key Responsibilities
- Ensure smooth operations of all engineering and utility services for internal and external customer satisfaction.
- Prepare and implement preventive maintenance schedules and SOPs for plant, machinery, and equipment to enhance efficiency and reliability.
- Coordinate with HODs for routine maintenance work and new operational requirements.
- Conduct vendor negotiations and coordinate with agencies for maintenance, repair, and renovation works.
- Implement systems for effective cost control, energy conservation, and operational optimization.
- Prepare estimates for modification and renovation jobs and supervise execution.
- Maintain a safe, disciplined, and positive work environment for staff.
- Maintain records and documentation as per PWD, MPCB, Fire Safety, Electrical Inspectorate, and other statutory requirements.
- Arrange technical training, refresher programs, and skill development sessions for maintenance staff.
- Ensure timely resolution of all hostel and hospital engineering complaints and completion of preventive maintenance schedules.
Department-wise ResponsibilitiesA. Electrical Maintenance
- Inspect HT Panels and record voltage/current readings as per schedule.
- Check isolation panels, breakers, LT Panels, MCCBs, APFC Panels, transformers, UPS, and inverter systems.
- Monitor DG sets including battery condition, diesel levels, radiator temperature, and trial runs.
- Carry out preventive maintenance of panels, transformers, breakers, UPS, inverters, and DG sets as per schedule.
- Inspect patient rooms and hospital floors for electrical issues including lights, switch sockets, and telephone systems.
- Attend daily breakdown complaints and coordinate corrective actions.
- Submit daily reports and spare requirements to the Reporting Officer
B. HVAC Systems
- Monitor hourly readings of chiller systems and cooling towers.
- Maintain cooling tower water levels and monitor HVAC panels.
- Conduct temperature monitoring in critical areas and patient rooms.
- Perform preventive maintenance of AHUs and FCUs as per schedule.
- Carry out filter cleaning and assist vendors during condenser cleaning.
- Attend HVAC complaints and coordinate corrective maintenance.
- Submit daily reports and spare requirements to the Reporting Officer
C. Plumbing & Water Systems
- Monitor fire tanks, raw water tanks, treated water tanks, flush tanks, and overhead tanks.
- Check hydro pneumatic systems and plumbing infrastructure regularly.
- Conduct inspections of patient rooms, hospital floors, and hostel plumbing systems.
- Attend daily plumbing complaints and leakages.
- Ensure proper functioning and preventive maintenance of RO, STP, water purifiers, and water supply systems.
- Ensure regular water tank cleaning and maintain water quality standards.
- Ensure uninterrupted availability of clean water for hospital operations.
D. Supervision & Utility Monitoring
- Conduct routine rounds of all electrical, HVAC, WTP/STP, MGPS, and utility systems.
- Monitor oxygen, Nitrox, and liquid oxygen levels and coordinate replenishment requirements.
- Verify logbooks for DG sets, LT Panels, air compressors, vacuum pumps, chillers, and technicians.
- Prepare HLP and maintenance reports as required.
- Monitor daily maintenance activities and material requirements.
- Train and supervise technicians as per maintenance schedules.
- Study systems for energy conservation opportunities and process improvements.
- Report operational status and maintenance issues to reporting authority regularly.
Additional ResponsibilitiesHVAC Systems
- Conduct daily inspections and preventive maintenance of HVAC systems.
- Coordinate with vendors for immediate rectification of breakdowns and malfunctions.
Transformer, DG & UPS Systems
- Ensure preventive maintenance and uninterrupted operation of transformers, DG sets, and UPS systems.
- Attend breakdown calls promptly to minimize downtime.
- Maintain organized maintenance records and reports.
Lift Maintenance
- Ensure monthly servicing and monitoring of lifts as per schedule.
- Coordinate with vendors for operational issues and repairs.
Water Quality & Monitoring
- Prepare and monitor daily water quality reports.
- Ensure compliance with health and safety standards.
Energy Monitoring
- Prepare and submit electricity consumption reports to the Finance Department.
- Support energy-saving initiatives through monitoring and reporting.
BMS Monitoring
- Monitor Building Management System (BMS) operations regularly.
- Identify and resolve system abnormalities to ensure smooth functioning of building services.
AMC & CAMC Coordination
- Coordinate Annual Maintenance Contracts (AMC) and Comprehensive AMC for Electrical and HVAC systems.
- Ensure vendors follow maintenance schedules and contractual obligations.
General
- Perform any other duties assigned by the Reporting Officer from time to time.
