Position: Head of Quality Control (QC) / Quality Assurance Manager
Location: Hyderabad (Head Office - Field Oversight)

All projects are RERA-registered and must comply with highest quality and safety standards.
ROLE OVERVIEW
As Head of Quality Control, you will establish, implement, and oversee a comprehensive quality management system across all Makuta Projects sites. This corporate-level role ensures consistency in construction quality, compliance with regulatory standards (RERA, NBC, municipal codes), and customer satisfaction across the entire portfolio. You will work directly with project teams, contractors, consultants, and regulatory authorities to maintain Makuta's reputation for excellence.
This is a strategic + hands-on role: You will define QC policies and procedures while also conducting regular site audits, resolving quality issues, and managing testing/certification processes.
KEY RESPONSIBILITIESQuality Management System (Corporate Level)
- Develop and implement standardized Quality Assurance/Quality Control (QA/QC) policies across all 5 projects
- Create Quality Manual, inspection checklists, and audit procedures
- Establish quality benchmarks and KPIs for:
- Structural integrity (concrete strength, reinforcement)
- Finish quality (flooring, painting, doors, fixtures)
- MEP systems (electrical, plumbing, HVAC)
- Safety standards
- Environmental compliance
- Conduct quarterly quality management reviews with project teams
- Recommend process improvements based on industry best practices
On-Site Quality Audits & Inspections
- Conduct regular site inspections across all 5 projects (minimum 2 visits/week per site)
- Perform detailed inspection of:
- Structural work (foundation, columns, slabs, walls)
- Concrete testing (compression testing, slump tests)
- Reinforcement compliance
- Finishing work (flooring, painting, plastering, tiles)
- MEP installations (electrical, plumbing, HVAC, fire safety)
- Safety compliance and housekeeping
- Prepare inspection reports with photographic evidence
- Identify defects and non-compliances; issue corrective action requests (CAR)
- Follow up on CAR closure and verification
Testing, Sampling & Material Certification
- Plan and oversee testing protocols:
- Concrete cube testing (28-day compressive strength)
- Slump cone testing for concrete quality
- Reinforcement bar testing and verification
- Tile adhesive and grout testing
- Paint and finish quality testing
- Electrical system insulation and earthing resistance testing
- Plumbing system pressure testing
- Coordinate with third-party labs for independent testing
- Maintain test reports and trending analysis
- Issue Material Rejection Notes for non-compliant materials
- Manage batch testing and statistical analysis
Compliance & Regulatory Management
- Ensure compliance with:
- RERA regulations and project registration requirements
- National Building Code (NBC)
- Indian Standards (IS codes) across structural, electrical, plumbing
- Local municipal bylaws (GHMC, HMDA regulations)
- Safety standards (OSHA, site safety protocols)
- Environmental compliance (waste management, pollution control)
- Conduct RERA compliance audits (minimum quarterly)
- Prepare compliance documentation for municipal approvals
- Liaise with municipal inspectors and regulatory authorities
- Maintain records for occupancy certificate (OC) applications
- Respond to customer quality complaints and escalations
Contractor & Vendor Quality Management
- Evaluate contractor/vendor quality capability before selection
- Conduct pre-work meetings with contractors on quality expectations
- Monitor contractor adherence to quality standards and procedures
- Impose penalties for quality breaches; escalate serious violations
- Conduct toolbox talks on quality and safety
- Maintain contractor performance scorecards
- Recommend contractor replacement if SLA breached
Defect Management & Resolution
- Establish defect tracking system across all projects
- Classify defects (Critical, Major, Minor)
- Issue defect notifications and rework orders
- Track defect closure rates
- Conduct post-delivery inspections (snagging list)
- Manage defect resolution within warranty period
- Analyze defect trends to identify root causes
Documentation & Reporting
- Maintain centralized QC database (testing reports, inspection records, compliance docs)
- Prepare monthly QC summary reports for each project
- Create quarterly QC dashboard for management review
- Prepare RERA compliance reports
- Document lessons learned and best practices
- Maintain audit trail for all quality decisions
Team Leadership & Training
- Lead and supervise QC team (if applicable):
- QC engineers at individual project sites
- Third-party quality consultants/inspectors
- Conduct quality training and competency development for project teams
- Mentor junior engineers on quality standards and procedures
- Establish quality culture across organization
REQUIRED QUALIFICATIONSEducation
- Bachelor's Degree in Civil Engineering (B.E./B.Tech)
- Diploma in Civil Engineering (minimum)
- Post-graduate diploma in Quality Management (ISO 9001) or equivalent (preferred)
Experience
- 6-10 years of hands-on experience in construction quality management for large-scale projects:
- Residential or mixed-use high-rise projects (preferred)
- Commercial/infrastructure projects with strong QC requirements
- Previous roles: QC Engineer, Quality Manager, Quality Consultant
- Proven track record in:
- Implementing QA/QC systems on multiple projects
- Managing quality for 100+ acre or ₹100+ crore projects
- Regulatory compliance (RERA, municipal, safety)
- Concrete and structural testing
- Finish and MEP quality management
- Defect management and resolution
- Third-party coordination (testing labs, consultants, authorities)
- Experience with EPC/turnkey contractors (advantage)
Technical Skills
- Knowledge Areas:

ROLE STRUCTURE & HIERARCHY
Reports To: Higher Management / Operations Director / MD
Supervises/Coordinates With:
- QC Engineers at individual project sites

- Physical Demands: Ability to climb structures, work in construction environments, walk uneven terrain
