- Minimum 3–7+ years of core quantity surveying experience
The Quantity Surveyor (Villa Projects) will be responsible for managing all contractual and financial aspects of luxury villa/residential developments. The role focuses heavily on high-end finishing take-offs, custom material costing, variations management, and contract administration from the pre-concept phase through to final account handover, ensuring the project delivers high value within budget.
Key Responsibilities1. Cost Estimation & Quantity Take-off (Pre-Contract)
- Perform accurate quantity take-offs from architectural, structural, and detailed interior design/Reflected Ceiling Plans (RCP).
- Prepare detailed Bills of Quantities (BOQs), cost estimates, and budget breakdowns tailored to luxury residential specs (e.g., high-end marble, custom joinery, specialized MEP setups, smart-home automation).
- Carry out value engineering exercises to suggest cost-effective, high-quality material alternatives without compromising architectural intent.
2. Tendering & Procurement
- Prepare tender packages, scope of works, and coordinate with specialized high-end residential subcontractors.
- Evaluate submitted bids commercially and technically, preparing comprehensive comparison sheets for client review.
- Assist in drafting and negotiating airtight contracts (FIDIC or bespoke residential forms).
3. Post-Contract & Commercial Management
- Conduct regular site visits to verify work progress against contractor payment applications.
- Certify interim monthly valuations and process subcontractor payments.
- Strictly track and manage variations (change orders) caused by design revisions—a frequent occurrence in luxury villa projects.
- Establish rate analyses for any new item specifications added mid-construction.
4. Financial Reporting & Closure
- Prepare monthly cost-to-complete forecast reports, cash flow projections, and financial health updates for stakeholders.
- Assess, negotiate, and settle final accounts with contractors and suppliers smoothly.
Pay: ₹25,000.00 - ₹35,000.00 per month
