Role Overview:
We are seeking a highly experienced, strategic, and result-oriented Liaison Manager / Deputy General Manager (DGM) to lead our statutory approvals portfolio.
The ideal candidate will possess deep expertise in Mumbai and Maharashtra's urban development frameworks, demonstrating complete mastery over DCPR 2034 and UDCPR regulations.
You will serve as the core link between our architectural design teams and key government authorities to accelerate project timelines.
Candidate Requirements & Qualifications
- Education & Experience: Minimum 10+ years of hardcore experience in Real Estate Liaisoning and Statutory Approvals within the Mumbai Metropolitan Region (MMR) or Maharashtra.
- Industry Track Record: Proven history of handling end-to-end approvals for large-scale residential, commercial, and complex township redevelopment projects.
- Core Technical Expertise Regulatory Mastery: Absolute, in-depth knowledge of DCPR 2034 (for Mumbai) and UDCPR (Unified Development Control and Promotion Regulations for Maharashtra).
- Redevelopment Schemes: Comprehensive understanding of all major redevelopment clauses, specifically Regulations 33(5), 33(7), 33(9), 33(10), 33(11), and related slum/society redevelopment frameworks.
- Authority Experience: Strong, established working relationships and hands-on experience with: Building Proposal (BP) Department (MCGM / BMC)SRA (Slum Rehabilitation Authority)MHADA (Maharashtra Housing and Area Development Authority)Other statutory bodies (MMRDA, MoEF, CFO, High-Rise Committee, Collector Office).
- Drawing Interpretation: Exceptional capability in reading, reviewing, and analyzing architectural, municipal, and working drawings to ensure total compliance with FSI, fungible compensatory FSI, setbacks, and open space regulations before official submission.
Soft Skills & Communication
- Language Proficiency: Fluency in English and Marathi is highly preferred to effectively present cases, write representations, and communicate with government officials.
- Liaisoning & Networking: Strong networking, negotiation, and persuasive skills to navigate complex regulatory hurdles smoothly.
Key Responsibilities
- End-to-End Approvals: Own the process for obtaining Annexure II, LOI (Letter of Intent), IOD (Intimation of Disapproval), CC (Commencement Certificate), Amendments, and final OC (Occupancy Certificate).
- Drawing & Design Alignment: Review and audit architectural designs against AutoDCR / e-submission guidelines to avoid rejections or queries from planning authorities.
- Feasibility Reporting: Conduct critical regulatory due diligence on new land parcels or redevelopment societies, evaluating accurate FSI potential, TDR loading, and premium implications.
- Policy Monitoring: Actively track and interpret new Government Resolutions (GRs), circulars, and notifications regarding DCPR and UDCPR to adapt ongoing projects quickly.
- Consultant Coordination: Direct and sync with external legal advisors, principal architects, structural engineers, and land surveyors to compile bulletproof submission files.

- Bachelor’s Degree / Diploma in Civil Engineering or Architecture (B.Arch).
