2. Role Purpose
The COO & Business Head is the second-in-command to the MD/CEO and carries full operational accountability for Raveshia Realty across project delivery, finance, accounts, compliance, procurement, business development, and team management. The role owns the acquisition pipeline — evaluating redevelopment proposals, engaging society committees, and structuring offers for MD approval — alongside end-to-end delivery of active projects. The COO is expected to represent the organisation with institutional partners, brand licensors, investors, lenders, society committees, and government authorities in the absence of or alongside the MD. This is a business leadership mandate, not a functional oversight position.
3. Key Responsibilities
Project Delivery — Mumbai & Dubai
- Own end-to-end delivery accountability for both active projects — Luxury Branded Residence Mumbai and Premium Residential Dubai — covering construction, approvals, quality, and handover
- Award and manage all major works contracts for the Mumbai project; oversee and performance-manage the PMC, contractors, and Skyland teams on the Dubai project
- Oversee bookkeeping, HR, operations, and administration functions of the Dubai entity (Skyland) including staff management and day-to-day operational governance
- Establish and manage the China/International sourcing programme for finishing, specialist and ID packages across both projects — vendor identification, QC framework, logistics, and on-schedule delivery
- Ensure compliance with the International Brand's standards across design, materials, execution, and documentation on the Mumbai project
- Manage project handovers including facility management establishment as per individual project specifications, defect liability period management, and contractor accountability post-handover
- Own all legal and statutory formalities associated with handover — society formation, AOA/cooperative registration, common area and amenity handover, and maintenance corpus computation and transfer
Finance, Accounts & Compliance
- Own the full P&L of both projects — cost planning, cost-to-complete, cash flow management, and variance analysis
- Ensure timely and accurate monthly MIS reporting to the MD covering both projects
- Work in close coordination with AVP Finance & Accounts (dotted line) on accounts, statutory compliance, and audit across all Raveshia entities
- Oversee accounts, statutory compliance, and audit in Skyland
- Manage cash flows to ensure contractor and vendor payments are met on schedule and collections are tracked against demand
- All material financial commitments, drawdowns, and payments above agreed thresholds require MD approval
Revenue Management
- Manage Leave and License arrangements for unsold residential inventory and commercial spaces — including tenant identification, agreement execution, collections, and renewals
- Oversee facility operations revenue where applicable — parking, amenities, and common area services — prior to and during society transition
- Ensure all L&L and facility revenue is properly accounted for and reported in monthly MIS
CRM — Collections, Documentation & Handovers
- Own demand management and collections — ensuring timely raising of demands, follow-up on outstanding dues, and collection against milestones across all projects
- Oversee possession documentation and handover processes — ensuring agreements, NOCs, and completion documents are executed accurately and on time
- Manage CRM operations in Dubai (Skyland) covering collections, customer documentation, and possession coordination
- Work in close coordination with the Sales and Strategy teams on customer-facing processes — the COO owns collections and documentation; commercial strategy and customer relationships remain with the Sales and Strategy heads
Legal
- Own all non-litigation legal documentation — development agreements, construction contracts, L&L agreements, society formation documents, MOUs, and statutory filings
- Coordinate on active litigation matters — provide operational inputs, manage documentation, and liaise with legal counsel; all litigation strategy, settlements, and material decisions require MD approval
- Ensure legal documentation across both Mumbai and Dubai entities is current, properly executed, and adequately filed
- Work with external legal counsel on society formation, cooperative registrations, and conveyance documentation for completed projects
Procurement & Supply Chain
- Lead the tender, evaluation, and appointment process for all major works packages across both projects
- Establish procurement discipline — minimum 3 competitive bids per major package, structured evaluation, and approved documentation
- Build and manage the international sourcing capability for the Dubai finishing package
Brand Compliance & Stakeholder Management
- Serve as the primary operational interface with the International Brand licensor on compliance, design approvals, and construction milestones for the Mumbai project
- Represent Raveshia Realty with investors, lenders, JV partners, and government authorities on operational and financial matters
- Manage all project-related regulatory and approval processes in Mumbai and Dubai
Business Development
- Lead Raveshia's acquisition pipeline — identify, evaluate, and engage potential redevelopment opportunities including society redevelopment, JD, JV, and outright acquisition
- Conduct feasibility analysis, cash flow modelling, and commercial structuring for all new project proposals
- Engage directly with society committees, landowners, and intermediaries to pitch Raveshia's proposition and negotiate preliminary terms
- Prepare detailed acquisition proposals with commercial terms, development parameters, and return analysis for MD approval — no commitment to be made without MD sign-off
- Build and maintain a qualified pipeline of opportunities mapped to Raveshia's growth timeline of new projects within 1-2 years
Team & Organisational Development
- Lead, develop, and performance-manage the organisation's delivery, finance, and operations teams across both geographies
- Build the operational infrastructure — systems, processes, and technology — to support Raveshia's growth pipeline of new projects within 1-2 years
- Establish standardised handover and facility management frameworks applicable across all Raveshia projects — covering society formation, statutory compliance, amenity management, and resident transition
- Drive adoption of ERP, project management systems, and AI-enabled tools across operations

Pay: ₹5,000,000.00 - ₹7,000,000.00 per year
