To independently carry out preventive, breakdown, repair, servicing, and troubleshooting activities for air-conditioning systems through in-house technical capability. The incumbent will be responsible for maintaining reliable and efficient operation of AC systems while minimizing breakdowns, downtime, and dependency on external service agencies. Key Responsibilities 1. AC Operation & Maintenance • Carry out hands-on preventive and breakdown maintenance of air-conditioning systems. • Attend AC complaints and breakdowns and restore equipment to normal operation with minimum downtime. • Perform routine inspection, servicing, cleaning, and maintenance of AC units. • Monitor AC performance and identify abnormalities at an early stage. • Ensure proper cooling, temperature control, and equipment performance. 2. Preventive Maintenance • Execute preventive maintenance schedules as per OEM recommendations and site maintenance plans. • Carry out periodic inspection and maintenance of: o Compressors o Condensers and evaporators o Blowers and fans o Motors o Cooling coils o Filters o Expansion valves o Refrigerant circuits o Drainage systems o Electrical panels and controls o Thermostats and temperature sensors • Perform coil cleaning, filter cleaning/replacement, drain cleaning, and other routine servicing activities. • Check refrigerant pressure, electrical parameters, airflow, and cooling performance. 3. Breakdown & Troubleshooting • Diagnose and rectify mechanical, electrical, refrigeration, and control-related faults. • Troubleshoot common issues such as: o Compressor tripping o Low/high refrigerant pressure o Poor cooling o Refrigerant leakage o Fan/blower failure o Electrical overload o Sensor/thermostat malfunction o Drain blockage o Unusual noise or vibration o Repeated tripping • Carry out refrigerant charging/recovery and leak detection as per approved procedures and applicable safety requirements. • Identify root causes of recurring failures and recommend corrective actions. 4. Electrical & Instrumentation • Troubleshoot AC electrical circuits, control panels, MCBs, contactors, overload relays, capacitors, motors, and associated components. • Check voltage, current, resistance, and other electrical parameters using appropriate instruments. • Maintain and troubleshoot temperature controllers, thermostats, sensors, and control devices. • Understand basic PLC/HMI/BMS interfaces where AC systems are integrated with building or facility control systems. 5. Equipment Health & Energy Efficiency • Monitor operating parameters and identify deviations from normal operating conditions. • Ensure AC systems operate efficiently and within recommended parameters. • Identify opportunities for energy savings through proper set-point control, filter/coil cleaning, refrigerant optimization, and equipment maintenance. • Maintain proper airflow and cooling performance. • Report equipment requiring major repair or replacement. 6. Spares & Consumables • Identify and maintain adequate stock of critical AC spares and consumables. • Support preparation of spare requirements for compressors, motors, capacitors, contactors, sensors, filters, refrigerant-related components, etc. • Coordinate with stores/procurement for timely availability of critical parts. • Maintain records of spare consumption and equipment replacement. 7. Documentation & SAP • Execute and document preventive maintenance activities as per schedule. • Record breakdowns, repairs, component replacements, and corrective actions. • Update maintenance activities/work orders in SAP PM, wherever applicable. • Maintain equipment history, PM checklists, breakdown reports, and servicing records. • Maintain OEM manuals and relevant technical documentation. 8. Safety & Compliance • Follow all applicable EHS, GMP, SOP, LOTO, Permit-to-Work, and electrical/refrigeration safety requirements. • Use appropriate PPE and approved tools/test instruments. • Follow safe practices while working with electrical systems, refrigerants, rotating equipment, and elevated work areas. • Ensure proper handling, storage, and disposal of refrigerants and maintenance materials as per applicable requirements. • Maintain good housekeeping in AC rooms and work areas. Required Technical Competencies • Strong hands-on experience in air-conditioning installation, servicing, repair, and maintenance. • Good knowledge of split, cassette, ductable, package, and other commercial/industrial AC systems, as applicable. • Sound understanding of refrigeration cycles and AC components. • Good electrical troubleshooting skills. • Knowledge of compressors, condensers, evaporators, expansion devices, refrigerant circuits, fans, blowers, and motors. • Ability to perform refrigerant pressure checks, leak detection, charging, and basic refrigeration troubleshooting. • Ability to read basic electrical wiring diagrams. • Basic computer literacy and maintenance documentation skills. • Knowledge of SAP PM will be an advantage. • Basic understanding of BMS/PLC/HMI-controlled AC systems will be an advantage. Preferred Candidate Profile Candidates with a strong air-conditioning/HVAC service and maintenance background will be preferred, particularly technicians who have worked with reputed AC/HVAC companies such as: • Blue Star • Voltas • Carrier • Daikin • LG • Other reputed air-conditioning/HVAC service organizations Experience in pharmaceutical/API, chemical, manufacturing, commercial, or institutional facilities will be an added advantage.
