Job Title & Reporting
- Position: Architect (can be Junior Architect, Architect, Senior Architect, or Project Architect depending on experience).
- Reports to: Senior Architect / Project Lead / Partner (Architecture).
- Department: Architecture / Design Studio / Project Team.
Job Purpose / Summary
- To lead the architectural design and documentation of buildings (residential, commercial, institutional, etc.), ensuring functional, aesthetic, and technically sound solutions.
- To manage projects from concept to completion, balancing client needs, budget, timelines, and regulatory requirements.
Key Responsibilities
Client & Project Management
- Meet with clients to understand project brief, requirements, budget, and expectations.
- Prepare feasibility studies, concept proposals, and preliminary cost/time estimates.
- Manage project scope, schedule, and deliverables from pre‑design to construction completion.
Design & Concept Development
- Develop conceptual and schematic designs (plans, sections, elevations, 3D massing) that respond to site, context, and client needs.
- Create design presentations, renderings, and boards for client and stakeholder reviews.
- Refine design through design development, considering materials, sustainability, and user experience.
Technical Documentation & Drawings
- Prepare detailed architectural drawings (plans, sections, elevations, details, schedules) using AutoCAD, Revit, or similar CAD/BIM tools.
- Develop construction documentation, including specifications, BOQs, and tender drawings.
- Ensure drawings are coordinated with structural, MEP, and other consultants to avoid clashes.
Regulatory & Compliance
- Ensure designs comply with local building bylaws, NBC, fire norms, accessibility (CPWD/UDS norms), and environmental regulations.
- Prepare and submit documents for planning permissions, building permits, and approvals.
- Advise on zoning, FSI, setbacks, and other statutory requirements.
Coordination & Collaboration
- Lead coordination with structural, MEP, landscape, and interior design consultants.
- Liaise with contractors, vendors, and site teams during construction.
- Conduct design coordination meetings and resolve technical queries.
Site & Construction Supervision
- Conduct site visits to monitor progress, quality, and adherence to design intent.
- Review shop drawings, material submittals, and contractor queries.
- Issue site instructions, RFI responses, and approve works as per contract.
Required Qualifications
- Education:
- Bachelor of Architecture (B.Arch) from a recognized university.
- Registration with Council of Architecture (CoA), India (mandatory).
- Experience:
- 2–5 years (for mid‑level) or 5+ years (for senior/project architect) in an architectural firm.
- Experience in residential, commercial, institutional, or public projects.
- Licensing (if applicable):
- Valid CoA registration and, if required, state‑level practice license.
Technical Skills
- Strong conceptual and detailed design skills, with a good sense of proportion, materials, and detailing.
- Proficiency in CAD/BIM software: AutoCAD, Revit, SketchUp, and rendering tools (Lumion, V‑Ray, etc.).
- Knowledge of Indian building codes, NBC, fire safety, and accessibility norms.
- Ability to prepare BOQs, specifications, and tender documents.
Soft Skills
- Excellent communication and presentation skills to interact with clients and stakeholders.
- Strong coordination and team management abilities.
- Problem‑solving mindset, attention to detail, and ability to work under deadlines.
Preferred Attributes (for a development/tribal projects firm)
- Experience in government, institutional, or rural/tribal development projects (schools, hospitals, community centers, etc.).
- Knowledge of sustainable design, low‑cost housing, and local materials.
- Familiarity with project monitoring, DPR preparation, and tender documentation.
Typical Work Environment
- Office‑based in an architectural/design firm with regular site visits to project locations.
- Works as part of a multidisciplinary team on multiple projects simultaneously.
- Involves client meetings, design reviews, and coordination with consultants and contractors.
