A Quantity Surveyor (QS) manages all construction project finances and contractual relationships. To ensure projects remain within budget while delivering financial value by estimating costs, drafting bills of quantities (BOQ), handling tenders, and valuing completed work for subcontractor payments. A Quantity Surveyor's responsibilities break down into two main phases Pre-Contract Work (Before Construction)
- Cost Estimation & Planning: Calculating the required quantities of materials, labor, and time based on design drawings.
- Tendering & Procurement: Preparing tender packages, analyzing bids from contractors, and procuring materials at the best value.
- Drafting Contracts: Helping write the contracts and formulating the Bill of Quantities (BOQ).
Post-Contract Work (During & After Construction)
- Cost Control & Monitoring: Tracking real-time expenses against the initial budget to prevent overruns.
- Valuations of Work: Inspecting the construction site to certify the value of work completed so contractors and subcontractors can be paid.
- Variation & Claims Management: Calculating the cost implications of design changes (variations) and handling contractual claims or disputes.
- Final Accounts: Settling all final financial records and accounts upon project completion.
