Drawing Management & Instructions to Agencies
- Receive latest approved drawings from the designer
- Read and understand drawings fully before any work begins on site
- Check for drawing conflicts or missing details first — flag to designer and get resolution before giving any instruction to contractors
- Once drawings are clear and confirmed — give precise instructions to execution agencies on site
- Maintain a proper drawing file on site — only the latest approved revision stays in the active file
- Remove superseded drawings immediately — shift to a separate 'Old Drawings' file for future reference
- Never allow execution from an outdated or unapproved drawing — this is non-negotiable
Material Planning & Coordination
- Material planning is always done one week in advance — planning for the current week means material will not arrive on time and work will stop
- Every Friday, along with the weekly work plan, prepare the next week's material requirement with verified quantities — not estimates
- Quantities must be calculated from the approved drawings and cross-checked before placing any order
- Coordinate with procurement and vendors to ensure delivery before the work is scheduled to begin
- Maintain a material log — what was ordered, quantity ordered, expected delivery date, actual delivery date, and condition on arrival
- This log serves two purposes — it tracks delays internally, and when a client-supplied material is delayed, the log is documented proof that the delay is the client's responsibility and not Studio 5's
- No material substitution without written approval from PM — even if a similar material is available on site
- Client Coordination
- Primary point of contact for day-to-day client queries on site
- All client messages on WhatsApp group acknowledged within 24 hours
- Every client request — verbal or written — logged on WAM Sheet same day
- Never commit to client on design changes, costs, or timelines without PM approval
- Manage client expectations on sequencing, material delays, and next steps — always professionally and with documented evidenceAgency & Contractor Management
- Daily morning briefing to all agencies — what to do, in what sequence, and by when
- Ensure all agencies are present on site as per schedule — absenteeism flagged to PM immediately
- Track agency progress against daily and weekly targets
- Flag quality issues to Site Supervisor immediately — substandard work does not proceed
- Maintain a contractor attendance log — daily record of who was on site
Pay: ₹15,000.00 - ₹25,000.00 per month
