Role Overview
We are looking for a highly motivated Sales Manager who can independently drive residential sales from lead generation to possession.
This is not a desk job.
You will be responsible for converting enquiries into bookings, managing channel partners, conducting site visits, following up with prospects, negotiating deals, and ensuring an outstanding buying experience for every customer.
Your performance will directly impact the company's growth.
Key ResponsibilitiesSales
- Achieve monthly and quarterly sales targets.
- Convert walk-ins and digital enquiries into bookings.
- Conduct professional project presentations and site visits.
- Prepare quotations, cost sheets and payment plans.
- Negotiate and close deals.
- Maintain excellent customer relationships throughout the sales cycle.
Channel Partner Management
- Develop and maintain relationships with real estate brokers.
- Conduct CP meets and project presentations.
- Increase broker network and referral business.
- Ensure timely follow-up with all channel partners.
Lead Management
- Manage enquiries from all marketing sources.
- Follow up consistently until closure.
- Maintain detailed CRM records.
- Track lead stages and conversion ratios.
Customer Experience
- Explain project specifications, approvals, payment plans and timelines.
- Coordinate documentation with legal, accounts and CRM teams.
- Ensure smooth booking and agreement processes.
- Resolve customer queries professionally.
Market Intelligence
- Track competing projects.
- Study pricing trends.
- Monitor customer preferences.
- Suggest pricing and marketing improvements.
Reporting
Daily reporting of:
- Leads received
- Calls made
- Site visits conducted
- Negotiations in progress
- Bookings achieved
- Pipeline value
- Sales forecast
Required Skills
- Excellent communication skills (English, Hindi & Marathi preferred)
- Strong negotiation ability

- MS Excel & PowerPoint knowledge
Experience
- 3–8 years in residential real estate sales.
- Experience in redevelopment projects preferred.
- Existing broker network will be an added advantage.
- Proven sales record with reputed developers preferred.
Education
Graduate in any discipline.
MBA (Marketing) is an added advantage.

Compensation
- Fixed Salary: Based on experience and performance.
- Monthly Incentives: Linked to bookings and collections.
- No cap on incentives for exceptional performers.
Pay: ₹25,000.00 - ₹55,000.00 per month
