Key Roles & Responsibilities:
1. Financial Management & Control
Lead and manage end-to-end accounting operations including general ledger, accounts payable, accounts receivable, and financial closures.
Establish and maintain robust internal controls to safeguard financial integrity.
Oversee accounting for real estate transactions including land acquisition, redevelopment projects, construction cost allocation, and revenue recognition.
2. Project Accounting & Cost Monitoring
Monitor project-wise budgets, costs, and profitability across multiple real estate developments.
Track construction expenses, contractor payments, and escalation costs.
Ensure accurate cost allocation and WIP (Work-in-Progress) accounting as per applicable standards.
3. Cash Flow & Treasury Management
Plan and manage project-wise and company-level cash flows.
Ensure timely availability of funds for land payments, construction activities, and statutory dues.
Coordinate with banks/financial institutions for project finance, loan management, and disbursements.
4. Billing, Collections & Revenue Management
Supervise customer billing for property sales, demand letters, and milestone-based invoicing.
Monitor collections, receivables aging, and ensure timely recovery from customers.
Oversee reconciliation of customer accounts and agreements.
5. Taxation & Regulatory Compliance
Ensure compliance with GST, Income Tax, TDS, and other applicable laws.
Handle real estate-specific compliance including RERA financial reporting and disclosures.
Liaise with statutory auditors, internal auditors, tax consultants, and government authorities.
6. Financial Reporting & MIS
Prepare and review financial statements, balance sheets, and P&L accounts.
Develop MIS reports for management including project profitability, cash flow status, and variance analysis.
Provide strategic insights to management for decision-making.
7. Budgeting & Financial Planning
Lead preparation of annual budgets and project-specific financial plans.
Conduct variance analysis and recommend corrective actions.
Support feasibility analysis for new projects and investments.
8. Audit & Compliance Management
Manage internal and statutory audits, ensuring timely closure of audit observations.
Ensure adherence to accounting standards, company policies, and regulatory requirements.
9. Team Leadership & Coordination
Lead and mentor the accounts team, ensuring efficiency and accuracy in operations.
Coordinate with sales, legal, CRM, and project teams for seamless financial processes.
Review agreements, MOUs, development agreements, and financial clauses.
