Job Summary
We are seeking a highly motivated and detail oriented Senior Legal Executive with 3years experience in the real estate sector to manage land acquisition, legal due diligence, contract management, regulatory compliance, litigation support, and project legal advisory functions. The ideal candidate should possess strong knowledge of property laws, RERA regulations, land documentation, and real estate transactions while ensuring legal compliance and risk mitigation across all business operations.
Key Responsibilities1. Land Acquisition & Legal Due Diligence
● Conduct comprehensive title verification and legal due diligence of land and property assets.
● Examine ownership records, parent documents, encumbrance certificates, revenue records, and statutory approvals.
● Assess legal risks associated with property acquisitions and recommend mitigation measures.
● Support land acquisition transactions by ensuring legal compliance and documentation accuracy.
2. Documentation & Contract Management
1) Draft, review, vet, negotiate, and finalize legal documents, including:
a) Sale Agreements
b) Joint Development Agreements (JDA)
c) Power of Attorney (POA)
d) Lease Agreements
e) Vendor and Service Contracts
f) Memorandums of Understanding (MoU)
g) Customer Agreements
2) Ensure all contracts adequately safeguard the company's legal and commercial interests.
3) Maintain a centralized repository of legal documents and agreements.
3. Regulatory Compliance
● Ensure compliance with applicable laws and regulations, including:
1) RERA requirements
2) Local land and property laws
3) Municipal and statutory approvals
4) Registration and stamp duty requirements
● Liaise with government departments, registration authorities, and regulatory bodies for approvals and registrations.
● Monitor legal and regulatory developments impacting the real estate business.
4. Litigation & Dispute Management
● Handle legal disputes involving land matters, customers, vendors, contractors, and regulatory authorities.
● Coordinate with external counsel on litigation strategy, case preparation, and legal representation.
● Track ongoing litigation, legal notices, court proceedings, and regulatory actions.
● Prepare legal responses, notices, affidavits, and case-related documentation.
5. Project Legal Support
● Provide legal guidance to Sales, Marketing, CRM, Projects, and Business Development teams.
● Review customer-facing documents and agreements for legal compliance.
● Support project launches by ensuring all legal approvals, registrations, and documentation are in place.
● Address legal queries arising from customers and internal stakeholders.
6. Risk Management & Legal Advisory
● Identify potential legal and regulatory risks in business operations and projects.
● Advise management on legal implications of strategic and operational decisions.
● Develop and implement internal legal policies, compliance frameworks, and Standard Operating Procedures (SOPs).
● Conduct periodic legal audits and compliance reviews.
Required Qualifications
● Bachelor's Degree in Law (LL.B.) from a recognized university.
● Enrollment with the Bar Council is preferred.
● Additional certifications in Real Estate Law or Compliance will be an advantage.
Required Skills & Competencies
● Strong knowledge of property laws, land acquisition processes, and title due diligence.
● Sound understanding of RERA, registration laws, and real estate regulations.
● Expertise in drafting and negotiating commercial and real estate contracts.
● Experience in handling litigation and coordinating with external counsel.
● Strong analytical, negotiation, and problem-solving skills.
● Excellent written and verbal communication skills.
● Ability to manage multiple projects and deadlines efficiently.
