- Manage and supervise day-to-day building maintenance operations.
- Plan and implement preventive maintenance schedules for electrical, plumbing, HVAC, lifts/elevators, fire safety systems, generators, pumps, and other building equipment.
- Conduct regular inspections of common areas, equipment, utilities, and building infrastructure.
- Identify maintenance issues and coordinate timely repairs.
- Supervise maintenance technicians, housekeeping staff, security personnel, and external contractors as required.
- Coordinate with vendors and service providers for maintenance, repairs, and annual maintenance contracts (AMCs).
- Obtain quotations, evaluate service providers, and monitor contractor performance.
- Maintain records of maintenance activities, equipment servicing, inspections, warranties, and repairs.
- Respond promptly to resident complaints and maintenance requests.
- Monitor electricity, water, diesel, and other utility consumption and identify opportunities for cost savings.
- Ensure proper operation and maintenance of fire-fighting and life-safety systems.
- Coordinate lift/elevator, generator, electrical, plumbing, pest-control, water-treatment, and other specialized services.
- Ensure compliance with applicable building safety, environmental, and local regulatory requirements.
- Maintain adequate stocks of maintenance tools, spare parts, consumables, and emergency supplies.
- Prepare maintenance budgets and monitor expenses against approved budgets.
- Handle emergency situations such as power failures, water leakage, equipment breakdowns, and other building-related incidents.
- Maintain emergency response procedures and ensure staff are trained accordingly.
- Coordinate with the residents' association, property management company, owners, and other stakeholders.
- Prepare regular maintenance reports and provide updates on major issues, expenses, and ongoing projects.
- Ensure all maintenance work is carried out safely, efficiently, and with minimum disruption to residents.
- Recommend improvements, upgrades, and replacement of aging equipment or infrastructure.

Pay: ₹20,916.31 - ₹60,000.00 per month
