Title-Legal Executive
Reporting Time: 9:30 am to 6:30 pm
Reporting To: Head of Legal/Regional Head
Experience: 5 to 7 Years(Land Acquisition/Real Estate experience preferred)

- Strong expertise in property laws, land revenue laws, and conveyancing
- Proficient in title due diligence, legal drafting, and registrations
- Excellent legal research and analytical skills
- Effective communication and coordination abilities
- Ability to independently handle government offices and authorities
- High level of accuracy, confidentiality, and professional ethics
Software & Technical Skills
- Working knowledge of Microsoft Word
- MSCIT / CCC certified
- English Typing Speed: 40 w.p.m.
- Marathi Typing Speed: 40 w.p.m. (Krutidev / ISM / Kokila Font)
Will Be in Charge / Responsible For
- Investigating and verifying title of land and property and identifying title issues
- Preparing Legal Search & Title Reports and supplementary reports
- Drafting, vetting, and finalizing property and commercial legal documents
- Conducting IGR and District Court litigation searches
- Handling registrations, stamp duty, adjudication, and refunds
- Obtaining statutory permissions under land and revenue laws
- Representing the company before revenue and government authorities
- Managing RERA documentation and compliances
- Advising departments on day-to-day legal matters
- Coordinating with business teams and reporting to the Head of Legal
Specific Roles and Responsibilities
- Title Investigation & Due Diligence
- Investigate and verify title of land and property, identify title-related issues, and administer title requisitions.
- Issue 30-year Legal Search and Title Reports and Supplementary Title Reports.
- Conduct online IGR searches and litigation searches through District Court portals.
- Scrutinize project proposals and prepare Legal Project Reports.
- Drafting & Documentation
➢Draft, vet, and finalize property and commercial documents including:
➢MOU
➢Agreement for Sale
➢Sale Deed
➢Power of Attorney
➢Deed of Confirmation
➢Declarations
➢Leave & License Agreements
➢Construction, Labour, and other Contracts
Draft documents in English and Marathi.
Prepare affidavits, indemnity bonds, undertakings, and compliance-related documents.
Draft criminal complaints and related compliances, if required.
Registration, Stamp Duty & Government Liaison
- Handle registration of deeds and documents at Sub-Registrar offices.
- Advise on stamp duty valuation, adjudication, and registration requirements.
- Apply for and obtain stamp duty refunds and adjudication orders from IGR / Joint District Registrar.
- Independently source registered documents from Sub-Registrar offices and revenue records from revenue offices.
Statutory Permissions & Compliance
Apply for and obtain permissions under:
➢6(B) – Watan Land
➢Section 43 & 47(C) – M.A.L.T. Act
➢Section 36 – Maharashtra Land Revenue Code, 1966 (Kul Kayada)
Ensure compliance with all statutory approvals and conditions.
Representation & Litigation Support
- Represent the company before District Collector, Sub-Divisional Officer, Tahsildar, Circle Officer, and other authorities.
- Draft and file applications, affidavits, written statements, replies, and appeals including:
- Appeals under Section 247 of Maharashtra Land Revenue Code
- Applications under Section 155 of Maharashtra Land Revenue Code, 1966
- Conduct legal research, prepare briefs and case synopses, and maintain case files and records.
RERA & Regulatory Support
- Compile and coordinate data for RERA registrations and updates.
- Coordinate with internal departments for RERA-related documentation.
- Draft legal documents and ensure compliance with RERA provisions.
- Internal Advisory & Coordination
- Advise departments on day-to-day legal compliances.
- Maintain effective coordination with business and project teams.
- Take instructions from the Head of Legal and provide regular updates on legal matters.
Pay: ₹30,000.00 - ₹40,000.00 per month
